Preliminary Plan #8-44 Dear Sherri, Here is my response to Staff Comments of March 22, 1989: 1. Comment noted - RBD. 2. 8 ft. Utility Easements shown on site plan. 3. 15 ft. Easement on College shown on site plan. 4. Sprinkler requirement noted on site plan. 5. Engineering report for fire fighting water supply capability by RBD. 6. Sidewalk comment noted. Issue to be addressed with final building design. 7. Fire hydrant added N.W. of Pad 4. 8. Fire lines by R.B.D. 9. Utility/Drainage plans and Site Plan being coordinated. 10. Additional 12 ft. ROW added on College. 11. Walk detached along College to new design being proposed by Engineering. 12. Detention Pond and Easements to be coordinated. 13. Street radius shown on site plan. 14. Note 12 added re: Access ramps at street/driveway intersections to Detail D 13. 15. Alignment of Fairway Lane east and west of College as per meeting Tuesday, March 28, with Mike Herzig, Eric Bracke and Ric Richter. Striping added to site plan to help understand traffic progression. 16. Comment noted re: State Highway Access Permit. 17. Striping shown on site plan. 18. A painted median is shown, as per Bob Leigh's Traffic Study. 19-21. Drainage comments being addressed by RBD. 22. Existing trees now shown on site plan, and those to remain shown on landscape plan. Landscape Architect is meeting with Tim Buchanan, as suggested. 23. Landscape increased in intensity in response to this comment. The set back along the South property line is increased to 20 feet in width, and is landscaped according to recommendations of Mills Brothers,the affected neighbor. The Landscape Architect is looking at berming along College, but because of utility easement and grade differences they may not be possible, and increased plantings maybe a preferable alternative. Trash enclosure is screened, as requested. 25. Additional signage and lighting details will be provided at final. At preliminary we show locations of identity signs, and note that all signs must comply with City of Fort Collins, Sign Code (#13). Building Elevations indicate proposed signs for the Weberg building. It is the applicant's proposal for individual tenants signage to show a graphic consistency within the P.U.D., and common design elements within the signage will be promoted. 26. Set back along South property line increased to twenty feet. Building size remains unaltered, and Fairway Lane is reconfigured for adequate setback along the north side of Weberg's. 27. Reference to Single story is omitted on the Weberg building. Building reduced in height to 28 feet over the warehouse portion. This is to create a 21 feet clear stacking height in the Warehouse. The Showroom remains 18 feet high for a 12 feet clear ceiling height. 28. Further to phone conversation what you saw on the north and south elevations, is the end on view of the entrance feature, like a Hollywood Store Front set. 29. Architectural elevations currently being reviewed by the applicant, in the light of staff's comments and his own needs and budgetary limitations. It is his intention that there will be a common architectural theme for all the structures throughout the site. 30. The Landscape Architect is doing a cross section at College Avenue to show the relationship of grade differences, easements. sidewalk and street trees. Refer also note 24.
