Project Title: 207 W Magnolia Minor Subdivision

General Information: The owner of Parcel 9711426018, located at 207 West Magnolia Street, Fort
Collins, Colorado, wishes to divide the existing parcel into two (2) separate North and South lots.
The existing 0.22 acre parcel contains one (1) single lot, the north portion of which contains one
residential dwelling, and south portion of which is used commercially and as a parking lot for the
restaurant existing thereon (“415”). A fence divides the two proposed lots.
The subject property is located within the Downtown/Canyon District. This project requires no
change to existing parking, zoning, building type, or to the Land Use Code. The owner simply
wishes to create two lots consistent with current uses of each portion of the existing single lot at
207 West Magnolia.
Existing and Proposed Owners: The existing lot is owned by Mason 415, LLC. The new lots would
also be owned by Mason 415, LLC. The existing owner may sell the lots separately in the future.
It is likely the North and South portions of 207 West Magnolia would each be more marketable as
separate lots than they are currently. The creation and sale of a new North lot, in particular, would
be beneficial to both the current owner and the community insofar as it would contribute a new
modest single-family home in a desirable area to the stressed housing market.
