Box 580 Fort Collins, CO 80522 RE: Collindale Business Park/Street and Utility Extensions Dear Tom: I represent Mr. K. Bill Tiley, the owner and developer of Collindale Business Park. Mr. Tiley is also the managing partner of the Fox Meadows II partnership which is the owner of commercial property on the east side of Timberline Road south of Horsetooth Road. In connection with the development of both properties, the City made various requirements as to street layout and utility line installations. These included the requirement in Collindale Business Park that Automation Way extend all the way through the property north to the common boundary between this property and the property owned by W.W. Reynolds Company which lies on the southwest corner of the intersection of Horsetooth Road and Timberline Road. This was required so that the road through the Reynolds property could continue and provide an alternate north/south road which would exit on Horsetooth Road. Also, in connection with the Fox Meadows property, the City required that utilities be extended in Bighorn Road west to the Reynolds property where Bighorn would be continued on the west side of the road. In accordance with the City requirements, Automation Way through the Collindale Business Park was extended to the common boundary with the Reynolds property, and sewer manholes and other utilities were extended from Bighorn west to accommodate the development of the Reynolds property. Mr. Tiley has now heard reports that there is a development proposed for the Reynolds property which would prevent continuing Automation Way through the Reynolds property. Also, this may involve a change in the alignment of Bighorn. Mr. Tiley is very Mr. Tom Peterson Planning Director City of Fort Collins December 27. 1990 Page 2 concerned about these reports. In accordance with the City's requirements, he invested a significant amount in extending Automation Way so it would continue through the Reynolds property as shown on the current and previous plans for that property which have been approved by the City. If Automation Way is not to continue, the road system which he installed will be of no use and there will be no alternate to Timberline for access to Horsetooth Road from the Collindale Business Park. I realize that the City h street layout for the Reynolds received any proposals for such contact you in order to advise I request that I be advised if t street system for this area Automation Way.
