The default setting is "1" ("on") in AutoCAD. To change the setting and remove this feature, type "EPDFSHX" in the command line and enter "0". As you may be aware, we are experiencing staff shortages in a number of key departments, which has begun to impact the timeliness of our reviews. We recognize that development and construction play a critical role in our community’s vibrancy and economic recovery, and we have been exploring options for mitigating impacts to ourcustomers. As a result, we will be making some temporary service changes.Beginning Monday May 10, 2021 one additional week of review time will be added to all 1st and 2nd round submittals (increase from 3 weeks to 4 weeks).Comment Number: 7 Comment Originated: 11/16/202111/16/2021: INFORMATION:Please resubmit within 180 days, approximately 6 months, to avoid the expiration of your project. LUC 2.211 Lapse, Rounds of Review: Applicants, within one hundred eighty (180) days of receipt of written comments and notice to respond from the Cityon any submittal (or subsequent revision to a submittal) of an application for approval of a development plan, shall file such additional or revised submittal documents as are necessary to address such comments from the City. If the additional submittal information or revised submittal is not filed within said period of time, the development application shall automatically lapse and become null and void.Comment Number: 8 Comment Originated: 11/16/202111/16/2021: FOR FINAL APPROVAL:All "For Final Approval / For Approval" comments need to be addressed and resolved prior to moving forward with the final documents and recording of this project. The applicant would need to reflect the removal of the post and have all portions of the railing/post on private property which appears to be 4 feet behind the existing sidewalk.RESPONSE: Acknowledged and RevisedDepartment: Traffic OperationContact: Spencer Smith, 9702216820, smsmith@fcgov.comTopic: GeneralComment Number: 1 Comment Originated: 11/15/202111/15/2021: FOR FINAL APPROVALSigning and Striping Please differentiate the parking lot signage. Currently, you are calling out a compact parking sign as typical and the handicapped parking area sign on the east side of the parking lot is not specified.RESPONSE:Acknowledged and RevisedComment Number: 2 Comment Originated: 11/15/202111/15/2021: FOR FINAL APPROVALParking overhang Not sure if the 2foot vehicle overhang is being accommodated on either side of the parking lot. If providing parking spaces that are 2 feet shorter than LCUASS standard, there needs to be space for the 2 feet to overhang the adjacent area. If the adjacent space is sidewalk, the sidewalk needs to still be able to meet ADA requirements for min. width, setback, etc. The area between the compact spaces and the parallel alley parking spaces should be able to also accommodate the vehicle overhang and allow the parallel parked passenger doors to be able to open as well. I don't know that there is a specific standard that could be used, but it should be able to function reasonably.RESPONSE: There are no attached/adjacent sidewalks on either side of the parking lot. Parking stalls have been checked to ensure 2’ of clearance for overhang – signage has been adjusted according.Comment Number: 3 Comment Originated: 11/15/202111/15/2021: FOR FINAL APPROVALPlease make sure that all notes on horizontal control and paving plan reference this project. I think there is a reference to a CDOT detail that isn't in the plans.RESPONSE:Acknowledged and RevisedComment Number: 4 Comment Originated: 11/15/202111/15/2021: FOR FINAL APPROVALMake sure what you are proposing for pavement markings in the parking lot and drive aisle areas is clear. There really isn't any information on the plan about what is proposed.RESPONSE:Acknowledged and RevisedComment Number: 5 Comment Originated: 11/15/202111/15/2021: FOR FINAL APPROVALThe plans should indicate that existing striping on Howes St. needs to be replaced by the developer's contractor when the roadway section being removed, is replaced. Maybe include on the demo plan as well as the horizontal control and paving plan?RESPONSE:Acknowledged and RevisedDepartment: Erosion ControlContact: Basil Hamdan, 9702221801, bhamdan@fcgov.comTopic: Erosion ControlComment Number: 1 Comment Originated: 11/10/202111/10/2021: INFORMATION ONLY:The City Manager’s development review fee schedule under City Code 7.52 was updated to include fees for Erosion Control and Stormwater Inspections. As of January 1st, 2021, these fees will be collected on all projects for such inspections. The Erosion Control fees are based on; the number of lots, the total site disturbance, the estimated number of years the project will be active and the Stormwater Inspection Fees are based on the number of LID/WQ Features that are designed for on this project. Based on the proposed site construction associated with this project we are assuming 1 lot, 2 building permits, 0.49 acres of disturbance, 1 year from demo through build out of construction and an additional 4 years till full vegetative stabilization due to seeding. Which results in an Erosion Control Fee estimate of $1250.56Based on 1 number of bioretention/bioswale the estimate of the Stormwater LID/WQ Inspection fee is $315.Please note that as the plans and any subsequent review modifications of the abovementioned values change the fees may need to be modified. I have provided a copy of the spreadsheet used to arrive at these estimates for your review.Comment Number: 2 Comment Originated: 11/10/202111/10/2021: FOR FINAL APROVAL:Please use the updated Construction Measures Standard Notes available in Appendix F of the City’s Stormwater Criteria Manual, the general notes currently show outdated Standard Erosion Control Notes. Please address all redline comments provided on the Utility Plans.RESPONSE:Acknowledged and RevisedDepartment: Stormwater EngineeringContact: Matt Simpson, (970)4162754, masimpson@fcgov.comTopic: GeneralComment Number: 3 Comment Originated: 11/16/202111/16/2021: FOR APPROVAL: Please check the rain garden outlet elevation on the plans.
