Attached are three copies of the Master Plan for the
Horsetooth-Timberline Property. The plans have been revised in
response to Staff comments as indicated in your letter of October
17. 1988. Clarification of responses regarding site access and
the public street system are as follows:
- The existing public street intersection at Horsetooth Road
can remain in place and be signalized in the future. The
revised street system results in a redistribution of traffic
accessing the neighborhood center; and our traffic
consultant has indicated that the revised plan will allow a
workable signalized intersection at the desired location
with a single left turn bay at the Horsetooth/Timberline
intersection.
- The right-in/right-out east of the Union Pacific railroad
tracks has been relocated to allow a short deceleration Jane
to be constructed between the tracks and the access point.
- The right-in/right-out on Timberline has been shifted south
as requested, and will serve more than one development
parcel.
- We have reviewed a conceptual intersection design with
Traffic Engineering, and are providing them with an amended
version.
Stewart and Associates are revising their master drainage and
utility plans as needed.

will be submitted by November 14, and final documents by November
21, as requested.
