For your information, attached is a copy of the Staff's comments concerning
Horsetooth-Timberline Property, which was presented before the Conceptual
Review Team on September 6, 1988.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: September 6, 1988
PROJECT: Horsetooth-Timberline Property
APPLICANT: Eldon Ward, Cityscape, 3030 S. College, Fort Collins, CO 80525
LAND USE DATA: Master Plan for 32-acre site, consisting of neighborhood
service center, office, commercial and light industrial uses.
COMMENTS:
1. Any costs to relocate existing infrastructure on the site would be charged
to the developer.
2. Existing water services must be used or abandoned. Sewer to serve the site
needs to be extended along Timberline from the north, or from property to
the south. A master utility plan should be submitted with the Master Plan.
3. Storm drainage needs to be resolved. May need to provide on -site deten-
tion, since off -site flows cannot exceed the size of the existing culvert
under Timberline.
4. Any street improvements along Horsctooth and Timberline that have not
been completed to date must be constructed with each applicable phase of
this development. Street ovcrsizing fees are $14,926 per acre for commcr-
cial land and $7,463 per acre for industrial land (paid at building permit
issuance).
5. Bighorn Drive will not extend through the Fox Meadows Subdivision, east
of Timberline.
6. Staff would encourage the provision of a bicycle/pedestrian path through
the site and parallel to the railroad tracks, crossing Timberline Road at the
approximate location of Bighorn.
