HomeMy WebLinkAboutHORSETOOTH-TIMBERLINE PROPERTY - MASTER PLAN - 78-88 - SUBMITTAL DOCUMENTS - ROUND 1 - DRAINAGE REPORT6 • STEWART&ASSOCIATES Consulting Engineers and Surveyors MASTER STORM DRAINAGE REPORT HORSETOOTH—TIMBERLINE PROPERTY This property is located at the southwest corner of East Horsetooth Road and Timberline Road. The property was previously platted as the South Collins Tech Center. The gross area of the site is 32.2 acres, and it is located in the Fox Meadows Drainage Basin. The property drains to the southeast, where an outfall into the Sunstone channel is proposed. The only off site flow onto the site comes under the railroad from the Collindale Golf Course. This flow is through an existing 24 inch pipe under the railroad and then via an existing west to east irrigation ditch along the south property line. This ditch crosses under Timberline Road in an existing 24 inch RCP and then into Bob Shields' 21 inch pipe. The total offsite flow, including run—off from the east z of the undeveloped railroad right—of—way (2.2 acres) is 9.8 c.f.s. for the 100 year storm and 3.5 c.f.s. for the 10 year storm. This flow is presently being carried by Bob Shields' ditch and pipe. We plan to detain on the individual sites with out —falls into a storm drainage system. This storm drainage system has been partially installed at the north end of the property. The installation was begun per the South Collins Tech Center plans. The previous storm drainage report for South Collins Tech Center used a run—off coefficient of 0.65, and the calculated detention requirement for South Collins Tech Center and also the Collindale Business Park, having a total area of 78.1 acres, was 10.7 acre feet. The coefficient for the RH zoning is 0.70, so we will base this report on 0.70. The attached computation sheets show the allowable run—off calculations, the required total detention, and the proposed detention for the individual parcels.
