Dear Ms. Irving:
There are four more comments that I would like to pass on regarding the Poudre
River Business Park Master Plan and P.U.D. I apologize for the late response but
comments should be brought to your attention.
The Water
and Sewer Department reports that there is an existing
6 inch
water main
stubbed under Lemay Avenue. Poudre River Drive should
be
aligned so that the main would be under
paved right-of-way. If this
is not
possible, a
separate easement would have
to be granted. The main must be
chlorinated
and pressure tested before
it may be used. If flow
is not
adequate to
serve the business park, the
water main will have to be
looped
into the 12
inch main in Riverside.
2. An existing sewer main in
the BNRR
right-of-way may be
used as an outfall
for sewer service for the
site. It may be necessary to
use individual lift
stations for each building
in the business
park. One large
lift station
will not
be allowed.
3. The Traffic Study has been reviewed.
There is one area
where the
analysis
must be further refined.
The length
of the left turn stacking bay
for cars
exiting the Business Park
and turning
left to travel south
on Lemay
Avenue
must be addressed.
4. Please be aware that the break in the median in Lemay is presently only 24
feet wide. With the construction of Phase One, this break must be widened
to 36 feet.
If the above comments need further explanation, please do not hesitate to call and
I will arrange for the appropriate Staff persons to address the concerns in more
detail.
