Poudre River Business Park Preliminary and Final P.U.D.
1-7. See engineering
8. U.S. West easement shown on drawings.
9. Up to date surveying locates the property line
of Lot 1 and bike trail next to each other, With
this there is no 8 ft. area unlandscaped. See A+
comments for area between Lemay Ave. and trail.
Lot 1 will of course be maintained and watered.
10. River rock is used in similar areas in town for
the reason to prevent paths and corner cutting.
We will can change river rock to 1 1/2" rock to
help prevent any injuries.
11. See engineering or A+ comments for areas outside
Lot 1. property line.
12. The large trees noted next to street have been
replaced with a Hathorn bush that grow quite
tall and provide a vertical element.

C. The Globe Willow should do nicely.
D. The Honeylocust has been change as suggested
E. The Russian Olive provides the toughness and
screen required for this location.

16. Hoffman Mill Road has been moved to line up with
the parking lot entrance. Vertical landscaping
elements have been used to work in the narrow
island. See drawings for island at the entrance.
Access easement and 6" curbs have been shown.
Parking requirements are ample for building use.

will be signage on the building at entry for
directional purposes 'that has not yet been
