Poudre River Business Park, First Filing is a 1.20 acre sibdivision
located on the East side of Lemay Avenue just South of the Cache la Poudre
River. It is composed of a 0.69 acre lot for a medical office and Poudre
River Drive and Hoffman Mill Road.
A small part of Poudre River Drive drains Westerly to Lemay Avenue
and then Northerly in the curb and gutter of Lemay Avenue to the Cache
la Poudre River. The balance of the dedicated streets and the lot will
drain Easterly to a proposed storm drain along the Easterly line of Lot
1. The storm drain will have two curb inlets on Poudre River Drive just
East of the Hoffman Mill Road Intersection for the street runoff. The
drainage from the lot will drain Easterly to an area inlet over the storm
drain. Because of the close proximity to the Cache la Poudre River there
is no onsite detention provided.
There is an existing storm drain along the East side of Lemay Avenue
that carries runoff from the Riverside Shopping Center to the Cache la
Poudre River. No storm water will be discharged into this storm drain.
There is no offsite storm water that enters Lot 1. No runoff from Lemay
Avenue will enter the proposed project. There will be some storm runoff
from future lots on the South side of Poudre River Drive that will drain
into the street. The inlet on the South side of the street will be a
double inlet (8 feet) to allow the 50 year storm to enter the storm drain.
The area inlet in the parking lot will have an open area of 2.4 square
feet for the 100 year storm to enter the storm drain.
The runoff calculations and the grading plan are included as a part
of this report.
