Box 429 Fort Collins, CO 80522 Dear Dick: Staff has reviewed the Schwinzell's Diesel Repair I-L Site Plan and has the following comments to make: 1, l' The setback area between the employee parking and the north lot line must be landscaped. ,2� A minimum 5' landscaped strip is required between the truck parking area (/ and the south property line. J. It' the "gravel areas" are to be road base, this should be indicated on the site plan. The material used in these areas must be treated with a dust -control substance and maintained in a dustless condition. Signature blocks for the property owner and the Planning Director need to be added to the site plan (see attached sample wording). j: A copy of the proposed building elevations needs to be submitted for review. These elevations should indicate the proposed building height, as well as proposed materials. 6. The drainage report does not define the runoff areas and associated flows per City criteria. This report needs to be completed. 7. This particular area was master planned under one ownership, which no longer exists. The "roughed -in" channels and detention serving this property must be verified as to capacities and overall functioning of the system. In addition, two outlets are needed at Blue Spruce Drive, which arc reimbursable from the Stormwater Utility, as well as any improvements needed to the outfall drainage system. 300 LaPorte Avenue • P.O. Once these revised drawings have been received and approved by staff, a mylar of the site plan must be submitted for the Planning Director's signature of approval.
