For your information, attached is a copy of the Staff's comments concerning
I-L Site Plan, which was presented before the Conceptual Review Team on
June 27, 1988.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: June 27, 1988
PROJECT: I-L Site Plan
APPLICANT: Larry Stroud, Miscio & Stroud, 300 S. Howes, Fort Collins, CO
80524
LAND USE DATA: Request for an I-L Site Plan Review for 4,800 square foot
truck repair facility, located on Lots 13-16, Block 3 of Evergreen Park (west
side of Red Cedar Circle).
COMMENTS:
1. There is an 8" water line in Red Cedar and sewer also in Red Cedar.
There may be existing taps for each lot. If so, any taps not used would
need to be abandoned.
2. Three-phase power is available to the site.
3. All portions of the exterior of the first story of all structures must be
within 150' of fire equipment access ways.
4. The I-L Zone requires a minimum 30' setback from any zoning district line
or street.
5. All parking areas must be hard -surfaced. Parking spaces will need to be
shown on the site plan.
6. A minimum 5' landscape buffer between the property line and all parking
and driveways must be provided.
7. A minimum IT. landscape buffer between the sidewalk and all parking and
driveways must be provided.
8. A minimum of 6% of the interior of parking areas must be in landscaped
islands.
9. Motorcycle, bicycle and handicapped parking spaces must be provided.
10. Red Cedar will need to be hard -surfaced along the site's frontage and side-
walks must be installed along the site.
11. The property owner may be required to participate in any future alley
improvements through an improvement district.
12. The site may be within the Dry Creek Floodplain. If so, the finished floor
grade may need to be elevated. Any requirements as outlined in the appli-
cable basin study must be provided. Glen Schleutter of the Storm Drain-
age Utility can provide additional information.
13. The I-L Site Plan requirements are attached.
