Dear Glen:
The Schwinzel1's Diesel Repair is a proposed truck repair business on
Lot 14, and part of Lot 13, Block 3, Replat of Evergreen Park, Fort
Collins, Colorado. The site is located on the west side of Red Cedar
Circle approximately one half block north of Conifer Street. It is a
part of the Dry Creek Drainage Basin and is located_ in the flood plain
but not the floodway. The 100 year flood elevation is approximately
4974.10 according to the Dry Creek Basin Study done by Gingery Associates,
Inc., dated April 1980.
Evergreen Park has provided area wide detention ponds, therefore there
is no on site detention proposed.
There will be off site storm water runoff that will enter the property
from the west. The runoff from off site will sheet flow easterly, around
the proposed building, to Red Cedar Circle. The runoff will then be
carried south in the west curb and gutter to an existing inlet at the
northwest corner of Red Cedar Circle and Conifer Street. The existing
storm sewer in Conifer Street will then carry the runoff easterly to
an existing Swale which flows southerly to the existing detention pond.
Red Cedar Circle has a high point near the north line of Lot 12 of Block
3. Storm water drains easterly and southerly from that point. The
existing curb and gutter has capacity to carry the 10 year storm adjacent
to the proposed Schwinzell's Diesel Repair, and also on to the existing
inlet.
The runoff calculations and the grading and drainage plan for the site
are included as a part of this report.
