Dear Glen:
This is the storm drainage report for the I—L Site Plan Review for 1629
Blue Spruce Drive. The site is on the West side of Blue Spruce Drive
approximately 275 feet South of Willox Lane and is in the Dry Creek
Drainage Basin. The site is not within the Dry Creek Flood Plain.
There is an existing office building and developed parking area on the
North half of the site. All of the developed site drains North and East
to Blue Spruce Drive without detention. It is proposed to construct
a new building on the South z of the site and also construct additional
parking. There presently is Offs
ite runoff entering the site from the
non —developed area to the West.
It is proposed that the stormwater runof from the site continue to release
into Blue Spruce Drive without onsite detention. The runoff will drain
South in the West gutter of Blue Spruce Drive to an existing storm inlet.
The runoff is then carried across Blue Spruce Drive to the existing Swale
East of Blue Spruce Drive. The Swale then carries the storm water South
and East to the existing detention pond Southeast of the intersection
of Blue Spruce Drive and Bristlecone Drive.
The drainage system including the detention pond apparently was designed
for a runoff quantity that was calculated using a runoff coefficient
of 0.90. The actual runoff coefficient for the site based on the amount
of proposed impervious area is 0.72. The 10 year developed runoff from
the site using c=0.90 is 14.24 cubic feet per second. The 10 year
developed runoff from the site using c=0.72 is 8.34 cubic feet per second.
Because the actual release rate for the proposed site is less than the
design release rate, no on site detention is being provided.
The runoff calculations for the site and the site and landscape plan
are included as a part of this drainage report.
