I will be available to answer questions until I take maternity leave, expected to begin the first or second week in February. / 14. Submit final elevations. Site plan, landscape plan and elevations all need to be labeled "final". The landscape space between sidewalk and curb needs to have enough plant material to cover in 2-3 years. Junipers should be spaced 5 feet on center in two staggered rows to accomplish this. Lawn would be an acceptable substitute. The following turf mix is recommended: 70% Tall Fescue 20%' Blue Grass 10% Smooth Brome ,/"rovide an additional street tree north of the north entry drive. y/Indicate spacing and location of ground cover plants. /Specify mulch type and depth, include weed barrier. 300 LaPorte Avenue • P.O. XAdd a note to the landscape plan indicating that all landscape areas will be provided with an automatic underground irrigation system. 11. Indicate proposed site lighting on the site and landscape plan. J12 On the west side of the phase one building, provide a detail showing the transition from steps to curb. XIAdditional comments will be forwarded to the project engineer on the red -lined utility drawings. Ilk. Provide ramps on the sidewalk adjacent to Snead Drive. Provide pedestrian access from the Snead sidewalk into the project. 18' Dimension street trees 3 feet from the sidewalk. J4. All signs will need to comply with the sign code. Provide detail for the proposed sign on College, describe illumination, and dimension from the property line. ? Provide a statement on the site plan indicating how the project proposes to mitigate the loss of existing trees. Staff suggests providing 3 inch caliper street trees. 21. The "B1 (one) zone" is supposed to be a "bl zone". 22. Provide a detail of the landscape terraces proposed for the east side of the building. Staff would like to see building materials repeated as opposed to using landscape timbers. , /23 Provide some taller deciduous trees along the east facade. 14` Provide trees in the parking island as indicated on the preliminary �/ landscape plan. 25. Provide landscape screening for trash enclosure located at the southeast corner of the building. 26. Existing trees on the landscape plan do not correspond to existing trees on the site plan. �7. Remove plant material from the site plan. c. t Page 3 i� 8. Correct phase line on the site plan to include drives and parking areas included in phase one. &29. Provide a note on the landscape plan indicating that the land area being reserved for phase two construction will be seeded in the interim. Provide temporary screening of the south side of the loading area during the interim. L,31. Indicate right of way lines for College Avenue and Snead Drive on the site plan. L, 2. Indicate all easements, especially access easements located on the west and south on the site plan. 3. The State Highway Department requires a Utility Permit prior to any utility related work in the right of way. V34 A utility coordination meeting may be required to resolve conflicts between utility easements and street trees. 35. U.S. West easements are not shown on the site plan. 36. add the following note to the landscape plan: "A free permit must be obtained from the City Forester before any trees or shrubs as noted on this plan are planted, pruned or removed within the public right of way". L 31. Existing trees to be retained should be pruned to City standards. L,38. / Buildings must be constructed to building code amendments in regard to fire containment area and fire sprinkler provisions. �3 Check to insure adequate water supply for fire fighting. 40. /Signs indicating "No Parking - Fire Lane" must be posted on the south east -west driveway connection. �J: The 25 foot wide access easement adjoining the south line of lot one should be dedicated a "access and utility " easement on the final plat. 4 The route of the electric system shown on the site plan is incorrect. It will follow the curve of Snead Drive to a point east of the transformer, then west to the transformer, then back east to Snead Drive and then continue south to, the -south end of the development. . A larger radius is needed on the inside of the first curve at the temporary access on College Avenue. L14". Provide utility easements for light and power on the site plan and final plat. L • • Page 4 45. Final plat needs a vicinity map. 46. Platted easements are required for all off -site improvements. This concludes Staff comments at this time. Please note the following dates and let me know if there are any problems in meeting the deadlines: Plan revisions are due February 8, 1-989 PMT's, colored renderings, and 10 prints are due February 21, 1989 Final Documents are due February 23, 1989 As always, please call if there are any questions or concerns.
