The Following are responses to your staFF comments dated January 20,
1985. In addition to these responses we have also made several
other changes which were in response to the comments received at the
Januaru 18th Homeowners' meeting and those reflecting our agreement
with the property owner to the south.
With regard to the comments From the neighborhood, we have lowered
the overall height of the building with a greater height reduction
at the south and southeast corner. In addition, we have provided a
complete set of elevations For Phase I which shows additional
screening For the loading area for this phase.
We are also showing Sneed Drive complete to the current location eF
Fossil Creek Drive. This solution should answer several other
questions which were brought up bg the Homeowners. One, the
property will be using Fossil Creek as an access which is prescribed
by the College Avenue access plan. This intersection will be
controlled by a stop sign and we will be relocating or replacing any
signiFicant landscaping which is currently located in the median
where the cut is required. By having the street complete we will be
able to contain the drainage within the street curbs up to Fossil
Creek where it will be contained in an underground culvert.

S. Per recent conversation with Linda, the street trees have been
relocated to a point east of the sidewalk. We will be providing
your recommended turf mix for sod in the area between the street at
sidewalk.
6-10. These items have been added to the landscape plan.
11. We have indicated locations For parking area lighting. We
propose to use a round version of the shoebox Fixture, which you
recommended, mounted on a thirty Foot pole. (See enclosed photo.)
12. Planter and steps have been revised to allow transition to
occur in a landscaped area.
13. Labeled added to drawings.
1`i. Development agreement is being reviewed and will be committed
prior to Final hearing.
15. The comments have not been provided as of this date.
16. Ramps have been added.
17. Trash container has been relocated to allow better pedestrian
access.
18. Trees have been relocated regarding item 5.
15. Sign does comply with sign code. It is internally lit. We
will provide dimensions on site plan.
20. The City Forester has identiFied Five trees which are worth
saving. OF these Five there are Four elms and one cottonwood. We
are retaining two. In addition, we will be adding approximately 60
additional trees along with a large number of shrubs, bushes and
ground cover. All the trees we are providing are of a higher
quality than those we are removing. We Feel certain this will
mitigate the loss of those three trees'.
21. I think we Finally got it right.
22. We are proposing the use of landscape timbers in a number of.
low terraces. We Feel this solution will blend better with the
landscaped area than a retaining wall of the building material.

26-27. Plant material has been removed per Item 27.
26. Phase line has been revised to include parking and curb areas.
29. Note: Is provided on landscape plan.
30. We will be providing a temporaru 6' high cedar fence to screen
the loading area. This fence is shown on the Phase One elevations
which we will be providing for final submittal.
31. Right-of-way lines are on drawing, (Note: It is just north of
project) I will clarify.
32. All easements are now on the drawings and correspond to the
plat re comment #1.
33. All permits will be obtained prior to construction.
311. We are still coordinating with the telephone company on the
location of their easement. There will be a new 15' easement
granted along the new 60 foot row for College Avenue, For Item 5 we
are showing the trees east of the sidewalk. When we establish the
exact location of the cable we will locate the trees accordingly.
35. See Item 3't .

are involved in Einal coordination with city engineers and :Uill
provide iE required.
`iG. Out Owner and the neighbor to the south are drafting an
agreement whereby the provisions Eor the extension of Sneed to
Fossil Creek, Arrangements Eor sanitary sewer and storm drainage
are identified as well as provisions Eor the shared drive between
properties. This agreement as well as the dedication of the
required easements will be included with our Einal submittal.
