The following are responses to the Staff Review of the Carpe-
Exchange Project:
1. With regard to the point chart, we will substitute your
revised point chart.
2. A traffic impact analysis is being prepared by Leigh, Scott &
Cleary, Inc. Bob Leigh has been in contact with Rick Ensdorff
regarding this project.
3. Additional distances and bearings have been provided on the
revised site plan. There is a revised legal description provided
with this submittal.

12. It is our intent to show, with the aid of our traffic study,
that the northern access point on College must be retained until
Sneed Drive is complete.
13. In my initial conversation with Rick., he suggested that they
might require the intersection be located 150 to 200 feet east of
College. It is our Feeling because of low traffic generated on
Fossil Creek during business hours and the position of the curve
at 200', that the 150 location is better. We have modified the
drawing to show that location.
1q. The site plan has been revised to show the trees in this
location. We are currently working with U.S. best on easement
location regarding Item 18. All landscaping on this project will
be equipped with an underground automatic irrigation system.
15. This information has been provided on the revised site plan.
16. Approximate locations For water and sewer are indicated on
the revised site plan.
17. The preliminary drainage report provided by Stewart &
Associates is included with this submittal.

We will provide the legal and dedication along with the final
drawings.
19. Preliminary signage has been shown on building elevations.
The signs will include one freestanding sign and a canopy or
awning sign for each tenant space. Tenant spaces which contain
store front on more than one elevation will be allowed one sign
for each. All signs will be back -lighted.

21. Access roadways will be provided as required for emergency

28. The type of anticipated use for this project will generate
Fewer truck trips than a standard retail center. However,
without knowing the nature of each business to be located in the
center it is difficult to project this number accurately. We do
anticipate that approximately 5e of the trips generated by this
center will be trucks, and that once Sneed Drive is completed,
most of the trucks will access or leave the site via this route.
29 According to Section 29-657 of the City of Fort Collins,
Zoning, Annexation and Development of Land Regulations (November
1987), the minimum right-of-way required for a major arterial
street is 120. we have provided the required 60' half right-of-
way for this project.
30. The All Development Numbered Criteria Chart has been
provided with this submittal.
