Box 580 Fort Collins, Colorado 80522 Dear Bob: Carpet Exchange P.U.D. is a proposed retail planned unit development on the East side of South College Avenue just North of Fossil Creek Parkway. It is located in the Fossil Creek Drainage Basin. The site has a net area of 2.98 acres and a gross area of 3.67 acres including a ten —foot wide dedication for South College Avenue and the right—of—way for Snead Drive. The site is zoned BL — Limited Business. The site slopes fairly steeply from North to South toward Fossil Creek. The storm water runoff from South College Avenue will remain in the street. The adjacent property on the South and East does not drain onto the proposed P.U.D. The storm water runoff from the Fred Schmid Appl icance Store on the North is detained and then discharged into Snead Drive at their Southeast corner. Therefore, there is no offsite storm water entering the ons i to property. The Master Drainageway Planning Study for the Fossil Creek Drainage Basin prepared by Simons, Li & Associates, Inc., and dated August 1982 does not require onsite storm water detention. The site will be graded to carry the runoff from the front or west side of the building Southerly on the surface of the parking area to the South property line and then Easterly to Snead Drive. The East half of the building and the area lying East of the building will also drain Easterly to Snead Drive. The discharge from the Fred Schmid detention pond is 0.71 c.f.s. The capacity of the gutter downstream is 14.4 c.f.s. It will carry the 10—year storm without topping the curb. The storm water will be carried under Fossil Creek Parkway in a storm drain to Fossil Creek. Fossil Creek Parkway is proposed to be realigned.
