A tract of land located in the Northeast Quarter of Section 9, Township 7 North, Range 69 West
of the 6th Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado, and
being more particularly described as follows:
Considering the East line of the Southeast Quarter of the Northeast Quarter of said Section 9 as
bearing North 00° 54' 31" East and with all bearings herein relative thereto:
COMMENCING at the North 1/16th Corner of said Section 9; thence along the North line of
the Southeast Quarter of the Northeast Quarter of Section 9, Township 7 North, Range 69 West
of the 6th P.M., North 88° 56' 36" West, 40.00 feet the West right-of-way line of North Taft Hill
Road, said point being the POINT OF BEGINNING; thence along said West right-of-way line,

North line of said tract, North 88° 53' 58" West, 140.00 feet to the Northwest corner of said tract;
