SPENCER SMITH CITY OF FORT COLLINS PO BOX 580 281 NORTH COLLEGE AVENUE FORT COLLINS, CO 80522-580 RE: FORT COLLINS NISSAN-KIA RIGHT-OF-WAY VACATION REQUEST Spencer, This letter is being submitted in reference to the Fort Collins Nissan-KIA development project located on the west side of College Avenue at Crestridge Street in Fort Collins. The development is proposing to build a new Nissan dealership north of Crestridge Street and reconstruct the existing facility south of Crestridge Street into a new KIA facility. The proposed development includes reconfiguring access to the site from College Ave and Venus Ave that results in the removal of Crestridge Street from College Ave on the east to Venus Ave on the west. Additionally, the project proposes to extend Venus Avenue as a local commercial roadway to the north and connect it to South College Avenue immediately across from Bueno Drive. A private right-in/right-out access is proposed at the location of the existing intersection of Crestridge Street and College Ave along with widening the west side of College Ave to accommodate a right turn lane and acceleration lane. An additional private driveway from Venus Ave is proposed with the vacation of Crestridge Street to provide access to the existing development on Lot 1 of the Rising Son Manor Subdivision. With the reconfiguration of site access and removal of Crestridge Street, it is requested to vacate the Right-of-Way in which Crestridge Street is located from College Ave to Venus Ave. If you should have any questions or comments as you review this variance request, please feel free to contact us at your convenience.
