PLEASE TAKE NOTICE OF THE FOLLOWING CORRECTION TO TWO
DOCUMENTS ON FILE WITH THE LARIMER COUNTY CLERK AND

WHEREAS, the legal description for the I-P (Industrial Park) Site Plan for the
Golden Meadows - G.S.A. Building - 4512 McMurray Avenue (Planning Department
Project Number #98-88) as described on two documents recorded with the Larimer
County Clerk and Recorder, Reception #88057093 and #88057094, contain an error
that is subsequently corrected by this document; and
WHEREAS, the legal description as described on above referenced documents
now reads as follows, to wit:
Lots 1, 2, 3, and the Northerly 30 feet of Lot 4 of the
Golden Meadows Business Park Subdivision, Located in
the South Half of Section 31, Township 7 North, Range
68 West of the Sixth P.M., Fort Collins, Colorado.
WHEREAS, the legal description is now hereby corrected by this document to
read as follows, to wit:
Lots 1, 2, 3, and the Northerly 25 feet of Lot 4 of the
Golden Meadows Business Park Subdivision, Located in
the South Half of Section 31, Township 7 North, Range
68 West of the Sixth P.M., Fort Collins, Colorado.
NOW, THEREFORE, THE LEGAL DESCRIPTION OF THE I-P SITE PLAN
FOR THE GOLDEN MEADOWS - G.S.A. BUILDING - 4512 McMURRAY AVENUE
(PLANNING DEPARTMENT PROJECT #98-88), AND REFERENCED BY
LARIMER COUNTY CLERK AND RECORDER RECEPTION NUMBERS #88057093
AND #88057094, IS HEREBY CORRECTED BY THE NEVb LFFGAL DESCRIPTION
STATED IN THIS DOCUMENT.

NOTICE
Please take notice that on November 17. 1988, the Planning and Zoning Board
of the City of Fort Collins, Colorado, approved the I-P Site Plan known as
Golden Meadows Business Park - G.S.A. Building 4512 McMurrav Avenue
which development was submitted and processed in accordance with Section
29-401 and 29-513 of the Code of the City of Fort Collins. The I-P Site Plan
of the subject property is on file in the office of the Clerk of the City of
Fort Collins.
The subject property is more particularly described as follows:
Lots 1, 2. 3, and the Northerly 30 feet of Lot 4 of the
Golden Meadows Business Park Subdivision, Located in the
South Half of Section 31, Township 7 North, Range 68 Nest
of the 6th P.M., Fort Collins, Colorado

I-P SITE PLAN REVIEW ADMINISTRATIVE HEARING
GOLDEN MEADOWS - G.S.A. BUILDING - 4512 McMURRAY AVENUE
PLANNING DEPARTMENT PROJECT NUMBER #98-88
WHEREAS, the applicant, Empire Development Company, has duly followed
the City procedure for the I-P (Industrial Park) Site Plan Review as outlined in
Section 29-401 and Section 29-513 of the City Code and has submitted their
application for an I-P Site Plan Review for the following described property, to
wit:
All of Lots 1, 2, 3, and the northerly 30 feet of Lot 4 of the Golden
Meadows Business Park situated in the south half of Section 31, Township 7
North, Range 68 West of the 6th P.M., Fort Collins, Colorado.
WHEREAS, the City Planning Department Staff processed the application
request in accordance with Section 29-513 including the publication of legal
notification in the local newspaper with daily, general circulation; and
WHEREAS, the Director of Planning held a public hearing on Thursday,
November 17, 1988, at 1:30 p.m. in the Planning Department Conference Room,
New City Hall, for the purpose of reviewing the I-P Site Plan application and for
the purpose of establishing a vested right under the provision of Article 68 of
Title 24, C.R.S.
NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR OF
PLANNING OF THE CITY OF FORT COLLINS THAT:
The I-P Site Plan Review known as the Golden Meadows Business Park -G.S.A.
Building - 4512 McMurray Avenue be hereby approved, and as grounds, there-
fore, the Director of Planning does find the following facts to be true:
A. The proposed uses (office, wareyard, laboratory) are permitted uses in the
Industrial Park Zone District.
B. The proposed uses conform to the performance standards as outlined in Section
'9-IAR of the Citv Code_
