BUILDING - 4512 McMURRAY AVENUE PLANNING DEPARTMENT PROJECT NUMBER #98-88 WHEREAS, the applicant, Empire Development Company, has duly followed the City procedure for the I-P (Industrial Park) Site Plan Review as outlined in Section 29-401 and Section 29-513 of the City Code and has submitted their application for an I-P Site Plan Review for the following described property, to wit: All of Lots 1, 2, 3, and the northerly 30 feet of Lot 4 of the Golden Meadows Business Park situated in the south half of Section 31, Township 7 North, Range 68 West of the 6th P.M., Fort Collins, Colorado. WHEREAS, the City Planning Department Staff processed the application request in accordance with Section 29-513 including the publication of legal notification in the local newspaper with daily, general circulation; and WHEREAS, the Director of Planning held a public hearing on Thursday, November 17, 1988, at 1:30 p.m. in the Planning Department Conference Room, New City Hall, for the purpose of reviewing the I-P Site Plan application and for the purpose of establishing a vested right under the provision of Article 68 of Title 24, C.R.S. NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR OF PLANNING OF THE CITY OF FORT COLLINS THAT: The I-P Site Plan Review known as the Golden Meadows Business Park -G.S.A. Building - 4512 McMurray Avenue be hereby approved, and as grounds, there- fore, the Director of Planning does find the following facts to be true: A. The proposed uses (office, wareyard, laboratory) are permitted uses in the Industrial Park Zone District. B.
