BUILDING - I-P SITE PLAN REVIEW - 98-88 - CORRESPONDENCE - RESPONSE TO APPLICANTDeveloplent Services • Planning Department Citv of Fort Collins June 2, 1989 Mr. Floyd Sack Empire Development Company 950 Wadsworth Blvd., Suite 201 Lakewood, CO. 80215 Dear Mr. Sack: Congratulations on receiving the bid from the G.S.A. for the Fish and Wildlife Service Office Building in the Golden Meadows Business Park. It is my understanding that your company has received a revocable building permit to begin the above ground construction of the structural components. As part of the I-P, Industrial Park, Site Plan Review for this project, the Planning Department placed several notes on the approved Site Plan. One of these notes pertained to the fencing of the wareyard. It was recognized by the City of Fort Collins, at the time of the bidding process, that the G.S.A. specification called for chainlink fencing. To specify otherwise would have jeopardized the bid. It was communicated to your firm at the time of the I-P Site Plan review, that chainlink fencing would be allowed to be placed on the Site Plan but would be discouraged in actual construction. The proximity of the Golden Meadows Subdivision and the recent approval of the Golden Meadows Fifth Filing (residential lots) requires that the wareyard be screened with materials of a higher quality than chainlink. One of the underlying concepts of the City of Fort Collins Comprehensive Plan is that "mixed use" development allow opportunities for employment uses to be located close to residential uses. In order for this concept to work, lesser intense uses must be buffered from more intense uses. As a result, the screening of a wareyard must be accomplished with solid wood or masonry to preserve the integrity of the adjacent neighborhoods. Please indicate your willingness to upgrade the wareyard fencing material in the form of letter or revised site plan and submit to Mr. Tom Peterson, Planning Director, Planning Department, City of Fort Collins.
