HomeMy WebLinkAboutAMENDED PLAT OF THE REPLAT OF LOT 1, SOUTHMOOR VILLAGE EAST, SECOND FILING - MINOR SUBDIVISION - 105-88A - DECISION - HEARING OFFICER DECISIONMINOR SUBDIVISION ADMINISTRATIVE HEARING AMENDED PLAT OF THE REPLAT OF LOT 1, SOUTHMOOR VILLAGE EAST, SECOND FILING PLANNING DEPARTMENT PROJECT #105-88A WHEREAS, the applicants, Dale A. and Karla Terrel, and Mark and Susan Guadagnoli, have duly followed the City procedure for a Minor Subdivision as outlined in Section 29-644 (g) of the City Code and have submitted their application for a Minor Subdivision of the following described property, to wit: A parcel of land known as the Amended Plat of the Replat of Lot 1, Southmoor Village East, Second Filing located in the southwest quarter of Section 30, Township 7 North, Range 68 West of the Sixth P.M., Fort Collins, Colorado. WHEREAS, the City Planning Department Staff processed the application request in accordance with Section 29-644 (g) including the notification of property owners within 500 feet of the said subdivision, posting of a sign on the property, and publication of legal notification in a daily newspaper of general circulation; and WHEREAS, the Director of Planning held a public hearing Monday, November 27, 1989, at 1:30 P.M. in the Planning Department Conference Room, 300 Laporte Avenue, City Hall West, for the purpose of establishing a vested right under Article 68 of Title 24, C.R.S. NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR OF PLANNING OF THE CITY OF FORT COLLINS THAT: The minor subdivision now known as the Amended Plat of the Replat of Lot 1, Southmoor Village East, Second Filing be hereby approved, and as grounds, therefore, the Director of Planning does find the following facts to be true: A. The proposal meets the design criteria and standards of the City of Fort Collins for streets and utilities. B. The lots in this subdivision front on a dedicated right-of-way. C. The lots are in conformance with and meet the requirements of the R-L-P, Low Density Planned Residential zone district. D. The proposed Amended Plat differs from the Replat of Lot 1, Southmoor Village East, Second Filing, only in the Statement of Ownership, Subdivi- sion, and Dedication, and with the addition of a Note indicating the private access road and utility easement shall remain perpetual for utilities, irrigation, drainage, police, fire, ambulance, and other emergency services. -Z y�y' N✓� �l /017 /f�/ DIRIECTOR OF PLANNING DATE
