For your information, attached is a copy of the Staff's comments concerning
Replat of Lot 1 - Southmoor Village East, 2nd Filing into 3 New Lots, which
was presented before the Conceptual Review Team on November 21, 1988.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

MEETING DATE: November 21, 1988
ITEM: Rcplat of Lot 1 Southmoor Village East, Second Filing into 3 new lots
APPLICANT: Terrel Custom Homes c/o Stewart Engineering, 214 North Howes,
Fort Collins, CO. 80521
LAND USE DATA: Request for a 3 lot subdivision on the east side of Lemay
just south of Springwood Drive. Each lot slightly under one acre. Proposed use
is single family custom homes. Access would be gained by a common driveway as
an access easement.
COMMENTS:
1. The City Light. and Power Department has existing power in Lemay Avenue.
There is an oval vault to the south and power could be placed in a trench and
run to the north. There is a possibility, however, that the large size of the homes
may necessitate a new vault. Light and Power will investigate this possibility.
2. The plat should show the existing power pole. This may have to be removed
and placed underground.
3. An 8 inch sewer must be installed all the way back to the manhole. A 6 inch
sewer is not acceptable.
4. The fire access, as proposed, does not meet code. Please consult with Mr.
Warren Jones, Fire Marshal, as to how best to meet the fire access requirements.
5. The sign code allows one "For Sale" sign per lot not to exceed six square feet.
The project, as a whole, is allowed one project I.D. sign that would be temporary
and requires a permit.
6. Please coordinate with Mr. Glen Schlueter, Stormwater Utility, as to the
submittal requirements for the Drainage Report.
7. It would be desirable to save as many existing trees as possible.
8. Please consider widening the private access drive at the intersection in order
to allow more room for vehicles turning in both directions. Staff suggests the
intersection be a width of 24 feet and then use a length of 50 feet to taper back
down to 20 feet as proposed.
9. Use the platting process to dedicate new easements or vacate as necessary.
