09/28/2021: FOR INFORMATION: This comment is just for clarification. Is the
access located at the driveways located at the Lady Moon and Ziegler
established on Tract A, and overlain by the Fort Collins/Loveland Water District
Easement. I believe this was the intent but I want to make sure. Will the Fort
Collins/Loveland Water District need to sign the plat?
Northern Engineering Response: Yes, that was the intent. Our understanding is that FCLWD does not need to sign the Plat if they
sign/approve the Utility plans.

09/27/2021: FOR FINAL APPROVAL: The intent of providing the turf species
and blend percentages is to allow for accurate calculation of the water budget.
If that amount of improved hybrid species versus conventional Kentucky
Bluegrass and/or fescues can be disclosed, or any other pertinent information
that will allow the water budget to be calculated, that will suffice.

current International Building Code
The other units that are separated with property lines can be designed/built
under the International Residential Code.

09/13/2021: RECOMMENDATION: Plan and size water lines and fire lines
accordingly: Units built under the IRC must be fire sprinkled with a P2904
system. The mixed use unit in building #2 will need to be fire sprinkled in
accordance with chapter 9 of the International Building Code . This means that
there will be different sprinkler systems throughout building #2. The mixed use
unit may need a separate fire line and riser room.

09/13/2021: RECOMMENDATION: 1. The mixed use unit in building 2 must be
located 10ft from property lines and public ways. Walls closer than 10ft must be
fire rated walls with no/few doors and windows in the fire rated wall (International
Building Code).
----The north and West walls of the mixed use unit in building 2 is closer than
10ft from the property line. Consider adjusting the property lines or building
location to 10ft for that unit.
2. Attached single-family provide 3ft setback from the furthest projecting
element to property line/public way. Less than 3ft requires fire rated walls with
no/few doors and windows in the rated wall/s (International Residential Code).

the buildings or the lot lines is necessary.

site-wide accessibility plan in accordance with CRS 9 -5. This requires
accessible units per that state standard. This re quirement includes single family
attached homes and accessible path must be provided into the dwelling
entrance (no step). Plan Grading accordingly

Please work with your coordinator to schedule a pre -submittal meeting for any
new commercial or multi-family building with Building Services for this project.
Pre-Submittal meetings assist the designer/builder by assuring, early on in the
design, that the new projects are on track to complying with all of the adopted
City codes and Standards. This should be scheduled when architectural
drawings are at least 50% complete and be prepared to present site plans,
floor plans, and elevations and be able to discuss code issues of occupancy,
square footage, type of construction, and energy compliance method being
proposed.

09/02/2021: INFORMATION ONLY:
The City Manager’s development review fee schedule under City Code 7.5-2
was updated to include fees for Erosion Control and Stormwater Inspections.
As of January 1st, 2021, these fees will be collected on all projects for such
inspections.
The Erosion Control fees are based on; the number of lots, the total site
disturbance, the estimated number of years the project will be active and the
Stormwater Inspection Fees are based on the number of LID/WQ Features that
are designed for on this project.
Based on the proposed site construction associated with this project we are
assuming 6 lots, 2.66 acres of disturbance, 1 years from demo through build out
of construction and an additional 3 years till full vegetative stabilization due to
seeding. Which results in an Erosion Control Fee estimate of $1435.1.
Since no Water Quality or LID facilities are proposed there is no Water Quality
Inspection Fee.
Please note that as the plans and any subsequent review modifications of the
above-mentioned values change the fees may need to be modified. I have
provided a copy of the spreadsheet used to arrive at these estimates for you to

review.
