All "For Final Approval / For Approval" comments need to be addressed and
resolved prior to moving forward with a decision and recording of this project. I
will provide a recording checklist and process information when we are closer
to this step.

The proposed development project is subject to a Basic Development Review.
The decision maker for your project will be the Development Review Manager
and/or Director of Community Development and Neighborhood Services. All
documents submitted to the City in association with your Basic Development
Review project are available to the public through our website. Formal public
notice of your project is at the discretion of the Development Review Manager,
including a posted sign, mailing to surrounding neighbors and/or published
notice elsewhere.

The Director shall issue a written decision to approve, approve with conditions,
or deny the development application based on compliance with the standards
referenced in Step 8 of the Common Development Review Procedures (Section 2.2.8).
The written decision shall be mailed to the applicant, to any person who
provided comments during the comment period and to the abutting property
owners, and shall also be posted on the City's website at www.fcgov.com.

09/28/2021: FOR FINAL APPROVAL:
The drive access changed from submittal 1 to submittal 2. The drive access
needs to be constructed to LCUASS and be concrete up to the right‑ of‑ way line.
This will require some additional concrete to be installed behind the existing
walk. Also, the existing concrete drive needs to remain concrete. It looks like
the plans are showing and calling it out to be gravel now, which is not allowed.
JK – Upon closer review, there was no change between submittals 1 and 2. It appears to have
been an oversight in the first round of reviews. However, I have adjusted the plans as directed.

9/27/2021: FOR FINAL APPROVAL:
When installing plant materials in close proximity (within the dripline) to existing
trees, please hand dig planting holes in order to avoid root damage. Please
add a note to the landscape plan that states the following:
All plant material, boulders, and flagstone shall be spaced at least 5 feet from
the tree trunks. All planting shall be done via hand digging, particularly within the
trees’ dripzones/critical root zones.

The northernmost parking spot is proposed on top of the critical root zone of
tree C. Prolonged root compaction can have significant effect on tree health. Is
it possible to shift the parking spots south closer towards the garage to allow
additional space from the trees?

1. Furnaces for each unit cannot be located in the same room (cannot share
return air) Each unit will need a separate heating system.
2. 1hr separation needs to be provided between floors.
