Prospect Fort Collins, CO 80524 Dear Greg: On Friday, January 6, 1989, members of the Development Services Department met with representatives of other City departments to inform them of the proposed CBW project. Specifically, we discussed the various stages of the project, the expected time f ranne in which we wouid be reviewing the project and Mr. Carson's anticipated schedule for construction. The following key points in the review of this project were identified and discussed, as follows: The project would be processed as an I-P Site Plan, which is an administrative review process. A final decision on the site plan would be made by the Planning Director. Once the site plan and necessary application materials are submitted to the Planning Department, the review time is estimated to be approximately 3-4 weeks. The review time hinges on the completeness of the application package submitted to the Planning Department. 2. Approval of the site plan is necessary prior to an inducement resolution being presented to City Council for Industrial Revenue Bonds. 3. Review of utility plans may be done concurrently with the site plan; however, the review time for utility plans depends on the completeness of the plans, as well as the number of revisions that may be necessary. Since there are no streets or utilities currently serving the site, these items must be addressed in full detail on the utility plans, including designs for all new streets to be constructed as part of this project. Utility plans must be fully approved and signed by the necessary departments prior to construction of any public improvements. A development agreement will be initiated by the City, based on the utility plans. 4. Review of building plans by the Permits and Inspections Division is expected to take approximately two weeks, after which, a permit may be issued for footings and foundations. 300 LaPorte Avenue - P.O. A full building permit may be issued when an all weather access road is completed (which typically includes curb, gutter and road base) and upon installation of water and sewer lines. 6. A determination of any improvements to Timberline Road that may be required as part of this project will be made upon review of the traffic impact analysis. If improvements are required, completion of such improvements must be done prior to issuance of a certificate of occupancy.
