Prospect Fort Collins, CO 80524 Dear Greg: Staff has reviewed the I-P Site Plan for C13W, Inc. and has the following comments to make: 1. The plat needs to show 8' utility easements along street rights -of -way on both sides of all streets and cul-de-sacs. 2. There are no existing utility mains within this subdivision. A 16" water main is existing in Timberline. Distribution mains must be extended into the subdivision from this 16" main. Services for the building will be tapped to a water main in Lawrence Drive. Similarly, a sanitary sewer main is existing in the southeast corner of the subdivision. It must be extended into the subdivision and services will be tapped to a main in Lawrence Drive. 3. The developer will need to provide Light and Power with electrical load information, who will pay Light and Power charges, construction power needs and coordinate the transformer location. This will need to be done in a timely manner, given the proposed construction schedule. 4. There is an existing Public Service Company overhead power line on the west side of Timberline Road that will need to be relocated to the west right-of-way line in conjunction with this project. There is also an existing 8" intermediate pressure gas line in PSCO Easement Document #145538 (see attached) that does not show on the plat. This easement needs to show on the final plat and no trees and fences may be placed within this easement. Service to the site will not come from this 8" feeder, but from the 3" distribution line in the Timberline Road r-o-w. 5. Trees along Lawrence Drive must be placed a minimum of 8' behind the sidewalk. 6. U. S. West will require contractual agreements prior to construction and suggests that construction could begin within 60-90 days after completion of the dedication of utility easements and approval of contractual agree- ments. 300 LaPorte Avenue - P.O. Box 580 - Fort Collins, CO 80522-0580 - (303) 221-6750 • CBW Page 2 7. The Zoning Code requires that the lot area be two times the amount of the total floor area (including all floors). While this does not appear to be a problem for phase one, the developer should be aware of this for any future expansion plans. 8. Ramps for handicapped parking spaces need to be provided. 9./ Bicycle racks and motorcycle parking need to be provided. j0. A copy of the legal description on an 8-1/2"x 11" page needs to be sub- mitted. A list of the current names and addresses of property owners within 500 - feet (exclusive of right-of-way) of the site needs to be submitted, typed on labels. .12. Further clarification regarding the materials proposed for trash receptacle screening is needed. ,13. Additional information regarding the proposed sign (ie. size, height, materials) needs to be provided. 14. Clarification is needed regarding the status of phase two on this site plan. Is approval being sought for phase two at this time? If so, landscaping and screening of this portion of the building needs to be addressed on the plans. If not, a note should be placed on the site plan clarifying that any approvals for phase two would have to occur through subsequent I-P site plan reviews. 15. Minimum deciduous tree sizes should be at 2" caliper and minimum conifer- ous tree sizes at 6' in height. ,_16. Clarification is needed regarding any proposed outdoor storage of materials and/or equipment. �7. Additional plant material should be provided along the Lawrence parking area frontages, the south property line and in the vicinity of the loading areas. Staff would recommend the addition of shrub beds in these areas, / to provide additional screening of parking and loading activities. L8. Striping and signage should be shown on the engineering/utility plans. Clinton should be striped to show an eastbound left -turn lane. Clinton should be named on the site plan. 20. A northbound left -turn lane needs to be provided at Caribou. 21. The taper on Timberline at Clinton should be 400', based on the traffic impact analysis. 22. A 50' storage area for left -turn (northbound) traffic on Timberline at Caribou needs to be provided. CBW Page 3 23. -Additional engineering/utility comments will be provided on red -lined drawings for the engineer. In order to continue the I-P Site Plan review process, I will need three copies of all revised plans addressing these comments. Items that cannot be addressed graphically should be addressed in written form.
