HomeMy WebLinkAboutNEW NOTE PARTNERSHIP FIRST ANNEXATION & ZONING - 5-89, A - CORRESPONDENCE - STAFF'S PROJECT COMMENTSM E M O R A N D U M TO: Sherry Albertson -Clark, Senior Planner FROM: Roger Buffington, Systems Engineer 0* RE: Proposed Reynolds Farm Development DATE: May 18, 1989 The review of the water distribution and wastewater collection improvements needed to serve the proposed Reynolds Farm Development has been completed. The following items summarize these requirements. WATER 1. A 16-inch water main adjacent to Harmony Road presently terminates at the east entrance to Hewlett Packard. In accordance with an Agreement with the City, HP is responsible for extending this main to their east property line. 2. The current master plan includes the extension of this 16-inch main to County Road 7; therefore, the developer of the Reynolds Farm will be required to install a 16-inch main from HP to that point. The City will pay oversizing between a 12-inch and a 16- inch main. In addition, the City would be willing to enter into a reimbursement agreement to compensate the developer for a portion of the 12-inch main cost in the event that the property on the opposite side of Harmony Road is developed. 3. The master plan also includes a 12-inch main on County Road 7 from Harmony Road to Horsetooth Road. The developer would be required to install this main from Harmony Road to the north property line of the Reynolds Farm site. As with the water main on Harmony Road, the City would be willing to enter into a reimbursement agreement for the main along County Road 7. P.O. In accordance with the sewer master plan, the area will be served by a new interceptor sewer and pump station. The interceptor sewer which will pass through the site in a north -northwesterly direction will have a maximum size of 24 or 27-inch. Based upon current information, it appears that a 15-inch sewer would be adequate to serve the proposed development; therefore, the City will pay oversizing above the 15-inch. The City will also pay the costs related to the pump station and force main which will be required to serve this area. cc: Rich Shannon Mike Smith Jim Hibbard
