If that amount of improved hybrid species versus conventional Kentucky Bluegrass and/or fescues can be disclosed, or any other pertinent information that will allow the water budget to be calculated, that will suffice.**UPDATE** Department: Stormwater EngineeringContact: Wes Lamarque, 9704162418, wlamarque@fcgov.comTopic: GeneralComment Number: 4 Comment Originated: 09/29/202109/29/2021: FOR APPROVAL:All the storm sewer for this project is private. The mixed use unit in building #2 will need to be fire sprinkled in accordance with chapter 9 of the International Building Code . This means that there will be different sprinkler systems throughout building #2. The mixed use unit may need a separate fire line and riser room.Comment Number: 3 Comment Originated: 09/13/202109/13/2021: RECOMMENDATION: 1. The mixed use unit in building 2 must be located 10ft from property lines and public ways. Walls closer than 10ft must be fire rated walls with no/few doors and windows in the fire rated wall (International Building Code). The north and West walls of the mixed use unit in building 2 is closer than 10ft from the property line. Consider adjusting the property lines or building location to 10ft for that unit. 2. Attached singlefamily provide 3ft setback from the furthest projecting element to property line/public way. Less than 3ft requires fire rated walls with no/few doors and windows in the rated wall/s (International Residential Code).Comment Number: 4 Comment Originated: 09/13/202109/13/2021: RECOMMENDATION: Plan site grading accordingly: The shared office space in building 2 must be fully accessible including entry/exit.Comment Number: 5 Comment Originated: 09/13/202109/13/2021: FOR BUILDING PERMIT PRESUBMTITAL MEETING: Provide sitewide accessibility plan in accordance with CRS 95. This requires accessible units per that state standard. This requirement includes single family attached homes and accessible path must be provided into the dwelling entrance (no step). Plan Grading accordinglyComment Number: 6 Comment Originated: 09/13/202109/13/2021: Building Permit PreSubmittal Meeting: Please work with your coordinator to schedule a presubmittal meeting for any new commercial or multifamily building with Building Services for this project. PreSubmittal meetings assist the designer/builder by assuring, early on in the design, that the new projects are on track to complying with all of the adopted City codes and Standards. This should be scheduled when architectural drawings are at least 50% complete and be prepared to present site plans, floor plans, and elevations and be able to discuss code issues of occupancy, square footage, type of construction, and energy compliance method being proposed.Comment Number: 7 Comment Originated: 09/13/202109/13/2021: FOR BUIDLING PERMIT: (2) 1hr walls (i.e.) 2hr fire barriers constructed between townhomes should be continuous to the roof deck and furthest projecting element this includes covered patios and decks.Comment Number: 8 Comment Originated: 09/13/202109/13/2021: FOR BUIDLING PERMIT: New homes must provide EV/PV ready conduit in place.Comment Number: 9 Comment Originated: 09/13/202109/13/2021: INFORMATIONAL: Please visit our website for current adopted codes, local amendments and submittal requirements.https://www.fcgov.com/building/application.phphttps://www.fcgov.com/building/codes.phphttps://www.fcgov.com/building/energycodeComment Number: 10 Comment Originated: 09/13/202109/13/2021: FOR BUIDLING PERMIT:Each platted lot and structure requires a separate building permit (including the pergola/ trellis depicted at the 'gathering area'Contact: Don Kapperman, Comcast, don_kapperman@comcast.com, Topic: GeneralComment Number: 1 Comment Originated: 08/19/202108/19/2021: Comcast does not have any issues.Department: Erosion ControlContact: Basil Hamdan, 9702221801, bhamdan@fcgov.comTopic: Erosion ControlComment Number: 1 Comment Originated: 09/02/202109/23/2021: FOR FINAL [UPDATED]:All Erosion and Sediment Control on this site comments have been addressed, thank you.Comment Number: 2 Comment Originated: 09/02/202109/02/2021: INFORMATION ONLY:The City Manager’s development review fee schedule under City Code 7.52 was updated to include fees for Erosion Control and Stormwater Inspections. As of January 1st, 2021, these fees will be collected on all projects for such inspections. The Erosion Control fees are based on; the number of lots, the total site disturbance, the estimated number of years the project will be active and the Stormwater Inspection Fees are based on the number of LID/WQ Features that are designed for on this project. Based on the proposed site construction associated with this project we are assuming 6 lots, 2.66 acres of disturbance, 1 years from demo through build out of construction and an additional 3 years till full vegetative stabilization due to seeding. Which results in an Erosion Control Fee estimate of $1435.1.Since no Water Quality or LID facilities are proposed there is no Water Quality Inspection Fee.Please note that as the plans and any subsequent review modifications of the abovementioned values change the fees may need to be modified. I have provided a copy of the spreadsheet used to arrive at these estimates for you to review.Department: Light And PowerContact: Cody Snowdon, 9704162306, csnowdon@fcgov.comTopic: GeneralComment Number: Comment Originated: 09/24/202109/24/2021: FOR INFORMATION:Light and Power is ready for recording.
