ZIEGLER ROAD DRIVEWAY VARIANCE REQUEST

To whom it may concern:
Northern Engineering would like to present this request for a variance for the Kechter Farm Townhomes project. General
information about the project is presented below, and detailed information about the nature of this request follows.
General Information
The project site is located east of Ziegler Road and south of E. Trilby Road in south Fort Collins. The property is currently vacant
and are proposed to be developed into a mixed-use multi-family development, including multi-family housing and commercial
space. The site is approximately 2.66 acres in size.
Ziegler Road Driveway
According to the City of Fort Collins Master Street Plan, Ziegler Road south of the intersection with Trilby/Lady Moon Drive (to
the east) is classified as a local street. Larimer County Urban Area Street Standards (LCUASS) technical design criteria states
that the minimum distance between “high volume driveways and intersections” shall be no less than 150-feet.
The site features a single drive with access points at Ziegler Road and E. Trilby Road that can be seen on the civil design
drawings. The access point at Ziegler Road has been designed to be located near the southern edge of the site in an effort to
maximize the distance between the access and the intersection of Ziegler Rd. and Trilby/Lady Moon. How ever, an existing
driveway, also on the east side of Ziegler Road, in the Kechter Farm property immediately to the south of the project site lies
approximately 150-feet away. However, this driveway is classified as “low-volume”.
Northern Engineering, the civil engineering design firm on the project, and the project applicant are requesting a variance from
any and all applicable LCUASS criteria regarding the location of the driveway due to the fact that the nearby driveway lies
approximately at the minimum required distance between driveways, the existing driveway is considered “low-volume”, and
because the proposed driveway/access to Ziegler Road cannot be placed anywhere else along the frontage with Ziegler Road.
