BEAUTIFUL SPACES. o: 970.224.5828 | w: ripleydesigninc.com RIPLEY DESIGN, INC. | 419 Canyon Avenue, Suite 200 | Fort Collins, CO 80521 August 25, 2021 Marcus Glasgow Poudre Fire Authority 102 Remington Street Fort Collins, CO 80524 RE: 636 Castle Ridge Court – Fire Lane mitigation Proposal Dear Mr. Glasgow, Per international fire code section 503.2.1 and 503.1.1, a 20’ wide fire lane needs to be provided within 150’ of the perimeter of the building. Castle Ridge Court is a private drive platted in 1993 with a 38.4-foot-wide access easement. There are two, five-foot wide sidewalks leaving approximately 28-feet of roadway. At the time of development, no fire lane markings were required, and parking was permitted. It is currently used on both sides of the street for parking leaving a 12 to14-foot drive lane. This project is for the residence at 636 Castle Ridge Drive. Changes to the historic use of the street would require approval by the other residents for locations other than in front of this specific residence. The proposed use is a group home for senior memory care patients. It will remain a residential use with minimal exterior renovations. No additions, demolition, or changes in roof will take place. To minimize disruptions of this project to surrounding properties we are requesting that parking continue to be permitted along Castle Ridge Drive, except for in front of the property at 636 Castle Ridge Drive, where a loading zone is proposed. Additionally, to maintain the residential aesthetic, this project we are proposing to paint the curb for the loading zone rather than use signage. The group home will not be installing any identification signage to infer that this is anything other than a single-family home. To mitigate any impacts for health and safety, we propose the following: · Installation of a NFPA 13R sprinkler system · Painting the curb as “loading zone” for the entire length of the property at 636 Castle Ridge Court · Additional egress windows · Use the existing 13 foot wide by 65 feet long driveway for any ambulatory vehicles MINIMAL RISK. Additional access to the rear of the home can be obtained from Highcastle Drive at approximately the same distance. By ensuring vehicles do not permanently park in front of this home there will be 19 to 20 feet for a fire truck to mobilize and fight the fire.
