Subject: Estimated Trip Generation Comparison Enclave at Redwood
The traffic study for the proposed Enclave at Redwood was recently updated (August 17,
2021) to include analysis of other modes of transportation such as pedestrians. The
applicant updated their site plan to include 240 multi-family dwellings. The August 17th
traffic study was performed with 230 dwellings. This memo will demonstrate that the 10
dwelling increase is within the thresholds established in the Larimer County Urban Area
Street Standards (LCUASS) 2016.
Within section 4.2.3 of LCUASS, it describes that if a change in use is less than 20
percent of the original trip generation, or less than 20 peak hour, or less than 200 daily
trips, a letter would be needed to document that the change is within these parameters.
Table 1 below shows estimated trip generation of both 230 and 240 multi-family
dwellings. As shown in the table, there is a projected increase in daily trips of 76 and
very minor increases to the peak hour traffic. These increases fall below the amounts
that would require a full update to the traffic study.
