Dear Mr. Baca:
The zoning on the above referenced parcel is Planned Business. In the B-P zone,
a gas station/convenience store would be allowed only as a Planned Unit Develop-
ment.
As a Planned Unit Development, the proposed use would be evaluated by the
Land Development Guidance System as an Auto Related and Roadside Commercial
Use. Using Point Chart D of the L.D.G.S., the proposed use scores 34 out of a
possible 54 points for a percentage of 62.9%. Since this score exceeds the required
minimum score of 50%, the proposed use would be allowed subject to meeting all
the absolute criteria of the Land Development Guidance System as outlined and
specified in Section 29-526 of the Zoning Code of the City of Fort Collins.
