AUTO RELATED AND ROADSIDE COMMERCIAL
a. Yes. The project is located other than at the intersection
of two arterial streets
b. The project is contiguous to and functionally a part
of the approved Fairview Shopping Center PUD. Although
this center is not "anchor based" by a major grocer
or other retailer, I feel that it does qualify as an
existing neighborhood shopping center targeted specifically
at the college students' needs. For this reason, I
have taken a � credit for this criteria.
C. Although situated on W. Elizabeth Street, the primary
access to the restaurant and car wash are via the private
access road along the west side of the site. This access
drive was installed specifically to serve the existing
Taco Bell, the Carl's development, and the proposed
Matador Apartments to the south. The access road provides
an 8 to 10 car stack space for traffic entering onto
W. Elizabeth Street and minimizes the impact created
by these uses. For this reason, I have taken a � credit
for this criteria.
d. No. The project contains 1.465 acres of land.
e. The project contains two separate and distinct uses -
a restaurant and a car wash. These uses are complimentary
to and compatible with other uses in the immediate area
(i.e.- laundromat, night club, other restaurants). However,
both uses are a type of retail use. For this reason,
I have taken a 1i credit for this criteria.
f. This project has been planned such that Carl's Junior
Restaurant, the car wash, Duds and Suds and CBP's all
orient onto a joint parking area to help offset peak
loads of the various establishments.
g. No specific energy conservation measures have been taken.
The building plans are a franchise prototype.
h. Yes. More than 1/6th of the property boundary is contiguous
to existing urban development.
i. Not Applicable. This site contains no building or place
of noted historical significance.
