Attached are revisions to The Townhomes at Stetson Creek, revised in response to City staff
and agency review comments. The comments made and revisions requested on the PDP have
been addressed as follows:
2. Public Service Company
a-c. The plat has been revised to address these comments.
3. Zoning Department
a. The units are single family attached dwelling units on individual fee simple lots.
b. The Land Use Breakdown chart has been revised to refer to the units as "single
family attached."
C. The plat has been corrected.
d. Phasing has been illustrated and clarified on the plans. There are two
construction phases — from east to west.
e. Per a phone conversation with Peter Barnes, the phasing of the parkway
landscaping has been tied to each construction phase.
4. U.S. West
These comments have been addressed
5. Poudre Fire Authority
We met with Ron Gonzales and clarified the following issues.
a. We have satisfied his concern that all the buildings do meet the fire code
requirements.
b. Additional fire hydrants have been added.
C. A hazardous materials analysis for the swimming pool complex is currently being
prepared.
d. The curbs will of the private drives in the designated fire lanes will be painted red
or stripped `no -parking, fire lane'.
A separate fire plan is being submitted to the Poudre Fire Authority.

6. Light and Power
Per a phone conversation with Monica Moore, the following corrections have been
made:
a. An additional street light has been added on Madison Creek Drive. Street tree -
street light conflicts have been resolved.
7. Utility Education Specialist (Water Conservation)
The water requirement categories have been included in the planting notes.
8. Water/Wastewater Department
• The planting plan has been adjusted to keep trees at a minimum of 10' away from
fire hydrants, and water and sewer mains. However, based upon comments
received from Roger Buffington at the utility coordination meeting, we may place
trees closer than 10' to service lines that are maintained by the homeowners
association.
• Street trees have been adjusted where possible to maintain the separation distance,
where possible, but also maintaining the street tree requirements in city code.
• Shrubs will be kept a minimum of 4' away from city maintained sewer and water
lines. This does not apply to privately maintained services.
• Since the crosswalk paving is in the right-of-way, and is generally requested by the
city, the city should replace the crosswalk if they are damaged by utility repairs.
• Fence — utility service conflicts will be resolved when the service lines are finalized.
9. Stormwater
These comments have been addressed by Rocky Mtn. Consultants.
10. Engineering
• Reference the civil plans for revisions, specific comments addressing the site and
landscape plans include:
• Street intersections were revised with stamped concrete at cross walks only.
• A temporary turnaround at Madison Creek Drive has been added to the plan.
• Per Sherri Womhoff, the Cul-de-sac Island may remain.
• Landscape phasing has been clarified.
11. Traffic Operations
No specific comments to address.
12. Transportation Planning
A meeting was held with Kathleen Raevis addressing the following comments:
• The sidewalk adjacent to units 10-12 has been connected to Timberline Road.
• Pedestrian crossings on all interior streets have been revised as directed.
• Accessibility ramps have been added as requested.
• Connecting sidewalks have been added on the northeast access loop.

• The sidewalk adjacent to units 1-3 has not been extended to Timberline Drive since
due to the proximity to the sidewalk along Stetson Creek Drive, and existing trees
and landscaping on that corner. Kathleen has agreed to this.
• A Bike rack will be installed at the recreation center by the main entrance. The other
entrance shown is for emergency exit only.
13. Building Inspection
The comments have been received and addressed.
14. TCI
The plat has been revised.
15. Police Services
The street name has been changed.
16. Engineering Pavement
A final soils report and pavement design will be provided at the appropriate time.
17. Transfort
Space is been preserved for a future Type B transit stop at Stetson Creek Drive and
Timberline, and has been shown on the site plan as future.
18. Advance Planning
No comments to address.
General comments:
19. The plat has been revised.
20. The utility plans have been revised by Rocky Mtn. Consultants.
21-25. The Grading and Drainage plans have been revised by Rocky Mtn. Consultants.
26. Emergency access has been clarified per item 5 above.
27. The requested access easements have been added.
28. Easements for public access on the private drives have been added.
29. The official name is `The Townhomes at Stetson Creek'.
30. It is understood that Madison Creek Drive will need to be constructed and provided with
a temporary turn -a -round.
31. The Small Neighborhood Park is the entire hatched area, and has been noted on the
plans.

32. The existing curb cut in front of units 78-82 is to be removed.
33. The fire lane width has been increased to 20 ft.
34. Since these are platted lots with 0 ft. setbacks, the building envelope information has
been removed from the plans.
35. All building elevations have been provided with materials.
36. The red -lined plans have been addressed.
