The comments made and revisions requested on the PDP have been addressed as follows: Zoning Department a. After a conversation with Peter Barnes, the phasing has been clarified. b. The Pool House elevations and security fence elevations are enclosed. 2. U.S. West a. The existing facilities are mapped and shown on the plans. b-c. Rocky Mountain Consultants are addressing these comments. 3. Poudre Fire Authority We talked with Ron Gonzales and clarified the following issues. a. The access has been clarified. All fire lanes are labeled on the site plan. b. Fire hydrant locations have been resolved between RMC and water utilities. C. A hazardous materials analysis for the swimming pool complex is attached. d. This note has been added to the site plan. *A separate fire plan is being submitted to the Poudre Fire Authority for review. 5. Water/Wastewater Department • The planting plan has been adjusted to keep trees at a minimum of 10' away from fire hydrants, and water and sewer mains and services. However, based upon comments received from Roger Buffington at the utility coordination meeting, we may place trees closer than 10' to service lines that are maintained by the homeowners association. • Street trees have been adjusted where possible to maintain the separation distance, where possible, but also maintaining the street tree requirements in city code. We have not found any provisions in the land use code for shrub/ utility separations. • Tree separation notes have been placed on all sheets of the landscape plans. • Rocky Mountain Consultants are addressing other comments. urban design, inc. 6. Engineering • Sidewalks have been correlated between the civil and site and landscape plans. • The trickle pans have been shown. • Rocky Mountain Consultants are addressing other comments. 7. Transportation Planning While Kathleen Reavis was on vacation, a conversation was held with Sherri Wamhoff regarding the comments: • Timberline Road was improved about three years ago to the then current city standards with six-foot bikepaths. Sherri has confirmed that since development has occurred on the East side of Timberline to both the North and the South of Stetson Creek Fifth Filing, it would not make sense to widen this portion of Timberline by two feet to accommodate an eight foot bike path. • Stetson Creek Drive is currently not stripped at all. Sherri will talk with other members of city staff to decide if Stetson Creek Drive should be stripped. 8. TCI Due to past relationships with cable companies, the developer prefers to define the easements for cable. 9. Police Services Alden Creek Court has been changed to Copper Creek Court. 10. Stormwater Rocky Mountain Consultants have addressed these comments. Planning: 16. The trickle pans have been revised to be more curvilinear. In addition, a detail is being included in the utility plans to have cobbles imbedded in the edges of the trickle pans to soften the edges. 17. The requested trees have been added. 18. The section of Madison Creek Drive will be completed with this development, including a temporary turnaround. 19. The red -lined comments have been addressed. Per a meeting with Steve Olt, 1x10 band boards have been added to the ends of the two-story elevations to provide some relief on the elevations. Typically, there are also large shrubs planted along the two story end elevations to reduce the scale. The brick has been changed to stone, and other minor revisions have been made to the elevations. Stone has not been added to the alley elevation of the ranch units due to the location of utility meters. Landscaping has been added in this area.
