Staff Review
• Trickle Pans — Clark Mapes suggested that we use a darker colored concrete in lieu of the
cobbles, to reduce the visual impact of the trickle pans. Writer has agreed
• Maintenance of Storm Drainage Facilities — HOA will maintain methods to be discussed at
hearing.
• Off site Temporary easements — were provided to the city on 12/18/98
Zoning
• Handicap Parking spaces — non -issue, garages count towards the requirements, no action
required.
• Building lot lines and setbacks — After much discussion with Jenny and Gary over the
interpretation of the code is as follows:
• Setback from public ROW is 15' as measured from the right-of-way line, regardless of
where the lot line is. No action required on front lot lines.
• Rear setback is 6' when garages face an alley - We will need to adjust the rear lot lines
accordingly, and provide a utility and access easement where the back of the lots
encroach into the driveway.
• Side setbacks are 5' — We will adjust the lot lines accordingly.
• Square footage of each lot needs to be shown on the final plat.
• While not a formal comment, it was determined that the code does not allow covered
porches to encroach into the setback, while allowing nearly everything else including
balconies, terraces, bay windows, uncovered porches, etc. This will require us to shift
some buildings slightly including Building 2 (shift <6" to the West), Buildings 6, 8, &10
(shift < 3' to the north), Building 13 (<3' to the northeast), Building 15 (<3' to the

southeast), Building 25 (<3' to the south), and Building 26 (<6" to the east). These will
be completed prior to final compliance.
• Larger site plan of clubhouse — Not required, will need to show stripped parking lines on the
street with at least one handicap parking stall. No off-street parking required.
• Landscape Note — Will modify note #9 as suggested.
• Height dimensions on elevations — these dimensions were on the elevations submitted. Was
confirmed by Jenny. No action required.
• Plat — appropriate quantities were provided to planning with revision submittal.
• Mail Box Kiosk Locations — Will show mail box locations on Final Compliance Plans
• Sound Proofing along Timberline — Zoning concurred that the landscaping shown is
sufficient for their requirements. No action required.
• Street tree and sight lines — The street standards state that canopy trees are to be placed no
closer than 30' to a street intersection. The plans meet or exceed that requirement. No action
required.
Police
• Street name change — the name was changed on the site plan from Alder Creek Drive to
Copper Creek Drive, but was not changed on the plat. This will be changed on the plat prior
to final compliance.
US West
• No comments requiring action

Broad band utility easement required — Will obtain as required prior to filing of plat
