Dear Resident:
The Planning and Zoning Board of the City of Fort Collins, Colorado, on Monday, March 25,
1996*, at 6:30 p.m. in the Council Chambers**, City Hall West, 300 LaPorte Avenue, is planning
to hold a public hearing on four proposed projects in your neighborhood. The proposed projects are
commonly known as Stetson Creek, Second Filing PUD - Final, #16-89H, Stetson Creek PUD,
3rd and 4th Filings - Preliminary, 916-89I, and Stetson Creek PUD, Third Filing - Final,
#16-89J.
The applicant is requesting final approval on the second filing, consisting of 43 single family lots
on 10.68 acres, located on the east side of Timberline Road, south of Harmony Road, approximately
1,500 feet north of County Road #36, zoned RLP, Low Density Planned Residential.
The applicant is also requesting preliminary approval on the third and fourth filings, consisting of
118 single family residential lots on 38.69 acres, located on Stetson Creek Drive, east of Timberline
Road and south of East Harmony Road, zoned rlp, Low Density Planned Residential.
The applicant is also requesting final approval for the third filing, consisting of 62 single family
residential lots on 22.75 acres, located on Stetson Creek Drive, east of Timberline Road and south
of East Harmony Road, zoned rlp, Low Density Planned Residential.
Both the Planning and Zoning Board and the City Planning Staff consider your input on this matter,
as well as your neighbor's input, an extremely important element in the City's review of this
proposal. If you are unable to attend the public hearing, written comments are welcome.
This letter has been sent as a courtesy to all property owners of record within 500 feet of the area
based on current County Assessor's records. If you should have questions or require further
