Box 580 Fort Collins, CO 80522 Dear Ted; urban design, inc. 3555 stanford road, suite 105 fort collins, colorado 80525 (303) 226-4074 FAX (303) 226-4196 Attached are five sets of prints of the Timber Creek First Filing, PUD Site and Landscape Plans, reflecting revisions made in response to Staff Comments. Additional information regarding responses to specific comments follows: 2. The Timber Creek intersection with Timberline Road is designed with the same geometrics that were used in the approved intersection at Stetson Creek and Timberline Road. 12. The proposed location for the U.S. West equipment cabinet installation has been noted on the plans. 14. As we discussed with the preliminary PUD, special emphasis has been focused on enhancing the pedestrian environment along the Tiber Creek - Stetson Creek loop, and the connection to the adjacent school park. This upgraded walkway system was proposed for preliminary approval with the understanding that the applicant would not be asked to provide both a special pedestrian streetscape, and walkways through the greenbelt areas. In addition to the connection to the future neighborhood park, we have added a walkway from the end of Spruce Ridge (now Pole Pine Lane) to Tract B. The other walkways requested conflict with drainage plans as well as the Preliminary PUD. Color renderings, 8'/2 x 11 reductions, and ten sets of prints will be provided by February 22nd as requested. Thank you for your efforts in the review of this plan.
