Design Narrative
Project Title: Hansen Farm Replat
Past Approval Dates: Recordation of original plat 10.1.2020
Zoning: LMN (current), MMN & NC (future development)
Hearing Type: Staff Approval (MA) and Type I (BDR)
General Information: The area for replat is approximately 5.647 gross AC with residential
uses proposed: Duplex Lots (Single Family Attached). The zone district being developed is
LMN which is primarily intended for single family detached and attached housing. This site,
south of the Willow Springs Neighborhood and east of Timberline Road, includes 116
recorded Single Family Detached lots. The intent of this replat is to replace 62 recorded
Single Family Attached homes lots (townhomes), with 46 Single Family Attached homes
(duplex units).
Zephyr Road and Twisted Root Drive are the platted neighborhood streets, off of Timberline
Road that residents will take their access from. A ten-foot regional trail is plattted along the
northern property boundary which will provide connections within the neighborhood as well
as to Timberline Road, future development to the south and beyond to the Power Trail.
The proposed changes include lot lines to accommodate the new residential housing
product and associated sidewalks for access.
Uses surrounding the property to the area of replat consist of the following:
South: Hansen Farm Property
West: Hansen Farm Property
North: Hansen Farm Property
East: Hansen Farm Property
The project will be designed to be compatible with the surrounding neighborhoods as
required by the City Code. Architectural compatibility will be achieved by incorporating
design elements from the surrounding neighborhood such as building materials, horizontal
elements, fenestration and roof lines.
