On Wednesday, March 8, 1989 at 7:00 P.M. at the offices of the Platte River
Power Authority, a neighborhood meeting was held on the Stromburger Prop-
erty, located south of Harmony Road, east of Timberline. In attendance at
this meeting was Eldon Ward, Cityscape Urban Design; Gary Haxton and Bob
Zakely of Everitt Companies; and Sherry Albertson -Clark, Project Planner for
the City Planning Department. Approximately 12 residents/property owners
attended the meeting.
The meeting began with an introduction by Sherry Albertson -Clark to the
purpose of the meeting. Eldon Ward provided an overview of the proposed
project, after which, questions and comments were addressed.
The following summarizes the questions asked and responses given by the
developer and his representatives and/or staff, as well as comments made by
the residents.
uestion: What is the zoning on other industrial areas (Oak Ridge)?
Response: Oak Ridge has I-P zoning. This site could be developed as a PUD
or as a site plan. Both have public hearings.
Question : What are the uses allowed?
Response: Light industrial, some commercial. Residential is not a use -by -right.
uestion: What is a use -by right?
Response: Staff gave a definition of what a use -by -right is and how the PUD
process allows other uses. Also discussed differences between the PUD review
and the administrative site plan review.
uestion: What are the proposed uses on the master plan?
Response: Industrial business park, residential, business services, possibly an
office park. Residential uses would require the PUD process. Service retail is
anticipated along Timberline.
Comment: Staff gave overview of what a master plan is versus the site plan
review process.
uestion: What is residential density of master plan?
Response: About 9 du/acre. This compares with condos at Stonehenge, several
other projects. Oak Ridge single family is about 3 du/acre.
Question: Would there be improvements to Timberline (intersection with
Harmony)?
Response: Would depend on city's analysis of traffic study for the master plan
and later phase plans.

uestion: Is storm drainage reviewed at master plan stage?
Response: In a general sense. Cannot release more runoff than what the
historic rate has been.
uestion: Is the existing sewer trunk capable of handling this project?
Response: Yes.
Comment: Concerned about Timberline improvements, with property to the
north of Harmony not yet being developed. Could this project trigger the
remainder of these improvements?
Response: Is possible, depending on traffic study.
uestion: Is storm drainage being handled in existing drainage facilities?
Response: Haven't gotten to that level of detail yet. Don't anticipate any
development of this site for one year plus. Would be looking at storm drain-
age prior to submitting plans to City.
