Dear Sherry;
Attached are twelve (12) copies of the Stromberger Property
Master Plan, revised in response to Staff Comments as we
discussed at our meeting on March 31, 1989. I have also attached
a draft set of the Design Guidelines intended to complement the
Master Plan as a condition of the proposed rezoning of the
property.
Regarding the current rezoning of the Stromberger Property we
would suggest the following wording for conditions to be placed
on the IP - Industrial Park District:
The I-P Industrial Park District is conditioned upon the
following:
1. A unified master development plan in conformance to the
master plan submittal requirements as set forth in Section
29-526(G)(2), indicating anticipated land uses, vehicular and
pedestrian access and circulation, conceptual storm drainage
plans, and master utility plans; must be reviewed and
approved by the Planning and Zoning Board prior to any
development of the site.
2. The developer must establish and provide site, landscape, and
architectural design guidelines addressing at least,
architectural design including building materials,
landscaping, setbacks, screening, off-street parking,
signage, loading, and storage areas, for review by the
Planning and Zoning Board.
3. All uses developed on the property must be located on Planned
Unit Development plans as defined, processed and approved
according to Sec. 29-526, except:
3.1. Light Industrial Uses as described in Sec.
29-367.1 of the Code of the City of Fort Collins.

3.2. Commercial Uses as described in Sec. 29-367.2,
except Automobile Repair, Automobile Sales,
Builders' Supply Yards and Lumberyards.
3.3. Accessory buildings and uses as described in Sec.
29-367.3
The Everitt Companies, proposed developer of the Stromberger
Property, feel that this zoning request - although more
restrictive than the IP zoning at their OakRidge Business Park
development - represents a viable approach to creating another
high quality industrial/business park at this site.
Reductions, color plans, and 10 sets of prints will be provided
by April 17, 1989; and final documents will be provided by April
20, 1989 as requested. We understand that we are scheduled for
the April 27, 1989 Planning and Zoning Board Public Hearing.
