For your information, attached is a copy of the Staff's comments concerning
Harmony and Timberline blaster Plan, which was presented before the Concep-
tual Review Team on February 13, 1989.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

-CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: February 13, 1989
PROJECT: SE Corner Harmony and Timberline Master Plan
APPLICANT: Eldon Ward, c/o Cityscape, 3030 S. College, Suite #200, Fort
Collins, CO 80525. Frank Vaught, c/o Vaught -Frye Architects, 2900 S. College
Ave., Fort Collins, CO 80525
LAND USE DATA: Request for master plan and rezoning to I-L, Limited
Industrial, for 150-acre mixed -use master plan, located south of Harmony and
east of Timberline.
COMMENTS:
1. Light and Power has a major duct bank along Harmony with vaults. Can
serve from along Harmony. May be extending power along west side of
Timberline.
2. Sewer exists along alignment of Keenland extended. Repay exists for one
parcel. A 16" water line exists along the north side of Harmony. Will need
easements along the south side of Harmony.
3. There is a dual -release rate required for detention ponds in this area.
McClelland Channel will parallel alignment of Keenland extended. Any
road or other crossing of this channel will be at developer's cost.
4. A neighborhood park (8-10 acres) will be desired if parts of this site
develop in residential.
5. The Timberline alignment is shifted 10' east of the centerline of the sec-
tion. The Master Street Plan shows Timberline transitioning to an arterial
(from a major arterial) south of Harmony Road.
6. The plan appears to be in conformance with the Harmony Road Access
Plan.
7. Staff recommends that the intersection with the collector on -site be
designed closer to a t-intersection.
8. Staff suggests working with other properties to include them in any master
plan for the area.
9. Staff recommends the I-P, Planned Industrial Zoning District, since the
property is located at two arterial streets.
