THE FIRST REPLAT OF WILLOW GROVE VILLAGE AT
CUNNINGHAM CORNER P.U.D.
PLANNING DEPARTMENT PROJECT NUMBER #19-89
WHEREAS, applicant, D.F. Fisher, has duly followed the City procedure for
Minor Subdivisions as outlined in Section 29-644 (g) of the City Code and has
submitted his application for a Minor Subdivision of the following described
property, to wit:
The First Replat of Willow Grove Village at Cunningham
Corner P.U.D., being a Replat of Tract "L" of Willow Grove
Village at Cunningham Corner P.U.D., located in the southwest
quarter of Section 26, Township 7 North, Range 69 West of the
Sixth P.M., City of Fort Collins, County of Larimer, State of
Colorado.
WHEREAS, the City Planning Department Staff processed the application
request in accordance with Section 29-644 (g) of the City Code including the
notification of property owners within 500 feet of the said subdivision, posting of
a sign on the property, and publication of a legal notification in a daily
newspaper of general circulation;
WHEREAS, the Director of Planning held a public hearing on Thursday, April
6, 1989, at 1:30 p.m., in the Planning Department Conference Room, for
establishing a vested right under Article 68 of Title 24, C.R.S.
NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR OF
PLANNING OF THE CITY OF FORT COLLINS THAT:
The minor subdivision now known as The First Replat of Willow Grove Village at
Cunningham Corner P.U.D. be hereby approved, and as grounds, therefore, the
Director of Planning does find the following facts to be true:
A. The proposal meets the design criteria and standards of the City of Fort
Collins for streets and utilities.
B. The lot in this subdivision fronts on a dedicated right-of-way.
C. The lot is in conformance with and meets the requirem s of the R-P,
Planned Residential Zone District-'
