to meet the 40’ spacing requirement.Regarding parking lot interior landscaping, 3.2.1(E)(5) requires landscapeislands to contain a canopy shade tree and be 8'x19'. The existing landscape
island along the north side of the parking lot will need to be expanded and landscaped .Because of the numerous large trees already on the site, including along the northern boundary,
and because there is no existing irrigation to the landscape island and a water service extension to irrigate this island would be a very significant cost, we request that the existing

half street existing, a 12-foot rightofway dedication to the Citywould be required as part of the City's adopted ultimate street cross section for Mason Street (and corresponding 15-foot
utility easement as well). These deeds of dedication are required as part of the development application and would follow the process and fees outlined in the link below ($250 for each

from the MAX sidewalk system as the current existing fencing, which is variable around the site, but for the most part is a minimum of a foot from the sidewalk. Please ensure the plans

chief. Where security gates are installed, they shall have an approved means of emergency operation. The security gates and the emergency operation shall be always maintained operational.
IFC D103.5: Gates securing fire apparatus access roads shall comply with allof the following criteria: The minimum gate width for vehicle access shall be 20 feet. It is our understanding
that because the rear staging area will not be open to the public and is not an actual parking lot, and because the distance from the gates to the interior is less than 150’, then the
gate does not need to be 20’ wide. 12’ gates are existing along the south and east sides of the property and a 12’ gate is proposed at the north end.Gates shall be of the swinging or
sliding type. All gates are the swinging type.3. Construction of gates shall be of materials that allow manual operation by one person. They will be.4. Gate components shall be maintained
in an operative condition at all timesand replaced or repaired when defective. They will be.5. Electric gates shall be equipped with a means of opening the gate by fire department personnel
for emergency access. Emergency opening devices shallbe approved by the fire code official. Gates must have a Knox Gate Key Switch that fits the Knox Key system for Poudre Fire Authority.

shall be submitted for approval by the fire code official prior to installation. The construction contractor will do this.7. Electric gate operators, where provided, shall be listed
