This site is pad "A", the North pad site. This site (pad "A") was approved in 1992 for an "Italian Oven" restaurant. However, construction was never commenced. The site is situated in the Southwest quarter of Section 36, Township 7 North, Range 69 West of the Sixth Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado. SITE DESCRIPTION The proposed development is bounded by: South College Avenue on the West; The Fountainhead P.U.D. on the North; a shopping center and parking lot on the East; and a Burger King and parking lot to the South. Existing on -site drainage improvements consist of an inlet located in the Southern portion of the lot. The inlet was previously designed for detention. The size of the site is approximately 0.80 acres. It consists mainly of dirt and native grass, with some concrete curb and gutter to be removed. The Topography of the site slopes from the North to the South at approximately 2%. Site runoff sheet flows to the existing detention pond located in the Southern portion of the site. The proposed development will receive some offsite runoff from South College Avenue through an existing concrete channel, to remain. The proposed development will consist of a restaurant with appurtenant parking lot, sidewalk, driveways and landscaping. DRAINAGE CRITERIA The design criteria used in this study has been set forth by the City of Fort Collins Storm Drainage Design Criteria. Because of the size of the development, the rational method was used to compute the storm runoff quantities. The design storms analyzed were 10 and 100 year storms. DRAINAGE SYSTEM The proposed development consists of 1 drainage basin. The basin is 0.803 acres and will drain via sheet flow and curb and gutter to the existing detention pond and inlet located in the Southern portion of the site. The following table summarizes the existing and proposed undetained flow from the site. AREA 10 YEAR 100 YEAR EXISTING 0.803 ACRES 1.12CFS 1.76CFS PROPOSED 0.803 ACRES 3.37CFS 5.27CFS CONCLUSION This report has been prepared in conformance with the City of Fort Collins Stormwater Utility/Storm Drainage Design Criteria and Construction Standards. Detention has already been provided by prior design, as previosly mentioned. The proposed restaurant development will attenuate the runoff from the site. The site is pad "A", the North pad site and is approximately 0.803 acres. SITE DESCRIPTION The existing site is a vacant lot and consists of dirt and native grass and some concrete curb and gutter. The proposed development is surrounded by College Avenue to the West, the Fountain head P.U.D. to the North, a shopping center and parking lot to the East, and a Burger King restaurant and parking lot to the South. Existing on -site drainage improvements consist of a detention pond with inlet located in the Southern portion of the lot. The development will consist of a restaurant with appurtenant driveways, sidewalk, parking lot and landscaping. The site is presently graded from the North to the South at approximately 2%. The site has in the past and will in the future receive runoff from South College Avenue. Permanent stabilization of the soil will occur after construction by pavement, concrete and landscaping over the entire site. The proposed drainage will basically match the existing drainage pattern, where the entire lot, and a small amount of South College Avenue, drains to the existing detention pond with inlet located in the Southern portion of the site. EROSION AND SEDIMENTATION The erosion and sedimentation control measures are detailed on the accompanying drawing. The estimated cost of the erosion control measures is $250.00.
