Revisions to the Preliminary/Final P.U.D. Plans Dear Ted, Thank you for your letter dated March 1, comments for the above referenced project. following prints which accompany this letter: Site Plan (4 copies) Landscape Plan (4 copies) Utility Plan (4 copies) Building Elevations (4 copies) 1994 which enumerated the staff review These comments are now reflected on the The following items are concerns which Taco Bell has with a few of the staff review comments. These concerns correspond with the numbered comments contained in your letter of March 1, 1994. If a particular numbered item is not addressed below, there were no concerns with that item and the requested revision has been made on the enclosed plans: 1. Matt Delich has contacted Rick Ensdorf and a meeting is being scheduled in the near future to address staff concerns with the traffic operations. 3. Although Taco Bell would agree to the replacement of damaged curb and gutter at the "pork chop", they feel that the responsibility of redesign and possible replacement to enlarge turning radii are clearly the responsibility of the owners of the Market Place and Best Buy properties, and not the responsibility of a single pad user. 5. Taco Bell does not feel that the visual impact of the 12"x12" telephone pedestal along South College Avenue is detractive enough to warrant the cost of relocation of this equipment. 8G. All landscaping revisions requested in items 7 and 8 have been reflected on the revised Landscape Plan with the exception of item 8G. I feel that with the revisions made, this site offers an abundance of landscape material. Part of the beauty of these plantings IS to have some space between and around them and not a solid wall of material at maturity. The adjacent Burger King site is also 50 EAST 29TH STREET PALMER GARDENS, SUITE 200 LOVELAND, COLORADO 80538 303/669-9060 FACSIMILE 303/669-9066 surrounded on three sides by a drive-thru, yet the south and east sides of this site have considerably less landscape material than we have proposed. 9. Taco Bell Corporation's sign vendor does not offer a full 6'x6' backlit sign similar to the existing Burger King sign. Therefore, we tried to achieve a 6'x6' monument sign using standard Taco Bell signage that is available. 10. The east wall sign as well as the optional rear arch element have been removed from the revised building elevations. 11. Taco Bell would consider (an) etched glass sign(s) facing South College Avenue, similar to the Burger King, as long as this suggestion does not imply removal of the bell logo and "Taco Bell" signage shown on the west -facing arch of the building.
