A parcel of land located in Section 36, Township 7 North,
Range 69 West of the Sixth Principal Meridian, City of Fort
Collins, County of Larimer, Colorado, being described as
follows:
All of Lot 3, The Market Place P.U.D. as recorded under
reception No. 89030594 of the records of the Larimer County
Clerk and Recorder being more particularly described as follows:
Commencing at the Northwest corner of said Lot 3, being on
the East line of South College Avenue and the True Point of
Beginning; thence South 890 15107" East along the North line of
said Lot 3 also being the North line of said P.U.D., for a
distance of 177.53 feet to the Northeast corner of Lot 3; thence
South 000 02101" East along the East Line of Lot 3 also being the
West line of Lot 1 of said P.U.D., for a distance of 193.14 feet
to the Southeast corner of Lot 3; thence South 890 57159" West
along the South line of Lot 3 also being the North line of Lot 1,
for a distance of 117.00 Feet to an angle point in said
South line; thence South 00002101" East continuing along said
South line, for a distance of 8.21 feet to an angel point in said
South line, thence South 89057159" West continuing along said
South line, for a distance of 60.53 feet to the Southwest corner
of Lot 3, also being on the East line of South College Avenue;
thence North 00002101" West along the West line of Lot 3 also
being the West line of said P.U.D. and the East line of South
College Avenue, for a distance of 203.76 feet to the True Point
of Beginning.
Said parcel of land contains 35001 square feet or 0.803 acres
more or less.
